Description
The property is entered at ground floor level via a reception hall. This leads to a ground floor cloakroom, as well as the integral garage and spacious kitchen, breakfast and family room. "Having this kitchen and family room space has worked very well for us, especially when the children were all at home," she says. "We were able to use it as an extra reception room." This attractive part of the house, which has recently been refitted, is well equipped and practical to use for food preparation and storage. Painted in a Farrow & Ball cream shade, it features porcelain tiles, a range-style cooker and a central island, with breakfast bar. "This leads through to a space where you can have a dining table or comfortable seating; it also has French windows on to the garden, which is very nice in summer."
Great Arrangement
The floor above houses the main drawing room, which is spacious and presents an elegant fireplace. This is a fabulous area for both family relaxation and entertaining: "Again, having one reception space upstairs and one downstairs has allowed everyone to spread out and enjoy their own space," she says. "This room is lovely and light as it has such a large window." Also on this floor is the master bedroom with en suite bathroom. "This can work well as the parents' room, with all the children upstairs, or it can be perfect for a nanny or for guests, while the rest of the family share the space on the top floor."
Versatille Home
Three more bedrooms and a bathroom can be found up here. Away from the main hub of the house, these rooms can also be ideal study or work spaces if required - or could enable a teenager or young adult to have a bedroom, bathroom, study and even sitting room. "The accommodation here is very versatile," she stresses. The garden, which is enclosed and benefits from a terrace, enhances the living space at the property. "It is nice and sunny and could be something of a blank canvas for someone keen to do a little more with it."
The Story
With three storeys of very generously sized rooms, the family living at the house on Beech Hill Road has had ample space to spend time together or enjoy their privacy. The current owner bought the property some nine years ago and since then has savoured its clever layout and flexibility. "When I moved here I had four children to accommodate," she recalls. "Not only was this house within walking distance of Charters School but it also meant we were not on top of each other. This arrangement is perfect for a family with older or younger children and could also suit someone with a nanny or parents living with them."
Whats Nearby
For those who enjoy active pursuits, beautiful Great Windsor Park and Virginia Water Park are also nearby. Here there are opportunities for walking, riding and cycling. Ascot Racecourse is within very easy reach, there are golf courses at Sunningdale and Wentworth, while keep fit enthusiasts have plenty of health clubs to choose from, including The Berystede, Royal Berkshire and Coworth Park. "I have also enjoyed walking to Guards for the polo and it is nice to be able to stroll to the local park from here without going on the road," she says. The location of the house, its size and the easy living it offers have all been perfect for her throughout her children's teenage years. "I can see this house suiting another family very well too," she adds. "It does have a lot to offer."
Within Easy Reach
One of the great beauties of life at Sunningdale is that it takes just 10 minutes to walk to the railway station. "It is then very easy to commute to work, with trains into the city taking about 40 minutes," she says. "I tend to drive into London, which is also very easy from here. We have good road connections and links to the M3, M4 and M25." The amenities of Sunninghill and Sunningdale are comprehensive, including a range of independent outlets, coffee shops and restaurants, as well as a doctor's surgery and the renowned Carpenter's Arms pub. Ascot, with its range of facilities, is also close by, while cinemas and theatres can be found at Camberley and Windsor.

Mobile phone signal availability and predicted strength: obtained from Ofcom on May 18, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
