Overview. This is an excellent family home, located in the upper section of Bolnore and one that we know buyers will fall in love with. There are plenty of key features, we particularly like the layout and size of the bedrooms, primarily aided by the main bedroom suite which is located on the second floor.

The first thing you notice as you walk through the front door is the spacious entrance hall which is perfect for a busy family. Double doors into the sitting room help the flow of the ground floor and the double aspect ensures that this room is constantly bright, with French doors providing access to the garden. In the kitchen there is work surface space and storage areas, a four-ring hob, electric oven, dishwasher, fridge freezer and washing machine. There is also access to the garden and the ground floor accommodation is completed by a understairs storage cupboard and a cloakroom.

Stairs from the entrance hall lead to the first floor and three of the bedrooms in addition to the family bathroom. The flexibility of the first and second floor works really well and there isn't the issue that you sometimes find that the fourth bedroom is too small. The second bedroom and bedroom four overlook the rear, with the second bedroom benefitting from fitted wardrobes. Bedroom three is located to the front, as is the family bathroom. The main bedroom on the second floor provides ample space and storage whilst the recently updated en-suite is a great size and beautifully presented. There is privacy in the rear garden which boasts mature shrubs and pots, as well as a raised artificial grass area. There is also allocated parking; a car barn provides a covered parking space with storage under a pitched roof and a parking space behind.

Location. One of the key features of this home is its excellent position and its location to facilities. Located in Upper Bolnore, there are plenty of walks on your doorstep, which include Haywards Heath station to the north and Cuckfield to the west. It is approximately 20 minutes to Haywards Heath station where connecting trains to London are under an hour and Brighton within 20 minutes. Next to the station is a Waitrose, whilst around the corner you can find a Sainsbury's. Within Bolnore, you are a short walk away from the local Co-op for your daily needs and the playing field at The Woodside. Bolnore Village School, built in 2009, is within walking distance, as is The Woodside Community Centre, a great place to hire or take advantage of the daily events which include everything from Sing and Sign, Pilates and Salsa to Beavers and Scout groups. Head south towards Ashenground Woods which will also take you to Victoria Park and the Orchards Shopping Arcade. Perfect Start Day Nursery is just around the corner from the property. Importantly, the secondary school catchment is the highly regarded Warden Park, located in Cuckfield. Pretty villages surround the town and include Lindfield, Cuckfield, Ardingly and Wivelsfield Green. Take the A272 ring road and you can be on the A23 within approximately 10 minutes. Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the M25.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
