The two principal reception rooms enjoy attractively framed views over the traditional English garden and benefit from working fireplaces and traditional timbered floors, whilst the panelled dining room is an inviting entertaining space with french doors opening onto the rear terrace and double doors flowing into the sitting room.
The kitchen/breakfast room stretches from the front to back of the house, with views over the parterre and out through french doors onto the rear garden. An exposed stone wall to the breakfasting room brings an element of the outside in. The bespoke kitchen cabinetry by Harborough Kitchens is of an excellent finish with an extensive range of integrated appliances, including Fisher & Paykel double-drawer dishwasher, fridge and freezer, space for a range within the former chimney breast and a double Belfast sink. THE ANNEXE
From the rear hall a door continues through to the annexe, which can be entirely independent from the main house as it has its own front door. On its ground floor are two reception rooms, one of which is plumbed to easily add a kitchen, and both of which are dual aspect meaning the rooms are very light.
To the first floor of the annexe is a large double bedroom, which is open plan to a seating area currently used as a cinema room. The two spaces could be formally divided, but in their current layout, the original A-frame of the house is emphasised with the exposed timbers enhancing the light and character of the room. Adjacent is a shower room with additional storage capacity.

OUTSIDE
The Old Hall is approached through electric gates over a tree-lined, gravelled driveway to a wide parking area to the front of the house. Established silver birch trees to the right-hand boundary add an excellent degree of privacy, and a mature evergreen hedge gives further cover.
The oversized double garage has a large workspace off, and stairs rising to the first floor which has been converted into an artists studio with skylights bringing in lots of light. Subject to planning permission, the layout of this building could be altered with relative ease to create a second annexe without impinging on the enjoyment of the main house.
The gardens at The Old Hall are afforded a great deal of privacy, through the combination of being majority walled with mature specimen trees, including a handsome beech, limes, cherry and tall, elegant yews framing the borders.
The gardens are divided into distinct areas, with the parterre and sheltered Mediterranean courtyard to the front of the house, where olive trees and figs have been successfully grown, along with the gorgeous, scented lavender in the neatly clipped, enclosed beds.
