Description
This exquisite house has been a passion project for emerging young architect Eleanor Grierson. The design re-uses parts of a previous building in a major re-modelling to create, in effect, a new, modern house.
As you enter you become aware of the exceptional thought that has been given to the design and construction of the house and the abundance of natural light throughout. It provides the perfect, but unusual, combination of modern living and a Grade II listed Georgian stucco street and surroundings.
The ground floor offers very open plan living with an extensive reception across the front leading back to a South facing kitchen / dining room. A triple height roof skylight brings stunning light into the halls on both levels, and can be opened to allow natural ventilation through the core. The kitchen has been designed to function well but also be adaptable. The main kitchen is built in along one wall and features quartz worktops and a central island topped in oak; this delineates the kitchen from the dining area but is on wheels and can be moved easily. There is also a guest cloakroom on the ground floor coming off a large central hall which also provides generous storage.
Two sets of double doors lead out from the kitchen to the rear garden which has been planted with great thought by garden designer Hal Forbes Adam. A second courtyard, defined by a planter, offers space for off street parking with access via large double gates at the end of the garden and is equipped with an EV charging point.
Solid oak stairs lead you up to the first floor and a quiet study area. Two double bedrooms are to the front and the principal bedroom is at the rear with a metal balcony and great views over the garden. Both the en suite bathroom and family bathroom have carrara marble floors and walls plus natural stone roll top basins. There is also a Quarrycast free-standing bath in the family room.
The extensive loft has been fully plastered out and offers excellent storage space.
There is too much detail to include in this brochure - you really have to view the house to appreciate how well it works.

Broadband availability and predicted speed: obtained from Ofcom on July 6, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on July 6, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on February 19, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
