The Property

As you drive down the quite cul de sac country lane of Dipley Common, you realise you are somewhere special. Somewhere quiet and tucked away that maybe you did not even know existed but now you have found it you realise you can be somewhere relaxing and quiet, very much at one with nature but still be close to everything you need on a day to day basis.

Well Cottage is a charming home set amongst all of this natural beauty and the house itself does not disappoint. The welcoming, wooden floored entrance hallway leads through to a large L- shaped lounge dining area which is also open to the kitchen, creating a flowing living space perfect for a family or when entertaining family and friends. In winter, the fireplace and log burner create a perfect focal point for snug nights in. But the room also opens out through patio doors into the back garden for those warmer and sunny days.

To the other side of the hall is a large study, ideal for working from home which could also be used as a bedroom. A further ground floor double bedroom helps to create really versatile living space especially if an older family member is visiting or living at the property. There is also a downstairs cloakroom which doubles up as a utility room.

Upstairs there are 2 large bedrooms and the attractive family bathroom has a separate shower as well as the bath.

The real feature of this cottage is its setting. The landscaped back garden has beautifully formed, mature shrub borders and a well maintained lawn. When its not so sunny or perhaps too hot, a pretty summer house is ideal to enjoy a quiet read of a book, with a cup of tea or something stronger. There are also two patio seating areas, one directly outside the house and the other for a more relaxed afternoon or summer evening with friends. With the tress and fields beyond. the garden remains very private too

Even the front garden has a covered bench seat looking out over the woods and common land to the front while you just enjoy the natural environment and whatever wildlife passes by. Perhaps, the greatest part of living in Dipley Common is the chance to just put your boots on and head for a walk through the surrounding fields, with or without a dog. The Leather Bottle is close enough to walk to for a well earned drink!

Location

Although in such a peaceful rural location, Dipley Common is only 2 miles from Hartley Wintney High Street and less than 3miles from Winchfield station.

Hartley Wintney is a much sought after Hampshire village offering an active High Street with a broad range of privately owned boutique shops. These include restaurants, cafés, delis, pubs, organic food and wine merchants, beauticians, clothing, arts and antique outlets. There is also a Doctor’s surgery, Dentist, Post Office and Pharmacy.
The village has at its heart the historic Hartley Wintney Cricket Club, which dates back to 1770 and is believed to be the oldest permanently played cricket ground in England. There is also a golf club and numerous other sporting and recreational societies, which contribute to the village’s sense of community. More extensive shopping can be found in nearby Fleet, Basingstoke or Camberley.

Local and regional transport communications are excellent with junctions 4a and 5 of the M3 being a short drive from the village and nearby Winchfield station providing fast and regular services to Waterloo and Clapham Junction.

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on August 20, 2016 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
