Property description & features

"We have loved creating a family home at Number 12, modernising and redecorating throughout. The house is located on a quiet cul-de-sac with friendly neighbours. We have loved waking in the morning to the sound of birds singing from Nightingale Valley, it's such a peaceful location close to all the best bits of Bristol living.
Brislington has been a fantastic location for our young family, with good schools, easy access to the city centre and a short drive to the beautiful Bath countryside. We've loved going to the Deli on Sandy Park Road for fresh croissants on a Saturday morning followed by a visit to one of the numerous parks nearby."

Walton Avenue is a quiet cul-de-sac of terraced houses which is nestled between St Anne's Park and the Nightingale Valley Nature Reserve. Many love this area due to the proximity of the river, with open green spaces, woodland, as well as the incredibly popular Beeses that overlooks the River Avon. Many even use sections of the river for open-water swimming in the summer months. Sandy Park Road is close by with all its amenities including the Deli @ Sandy Park, Grounded and Sandy Park Green Grocers. Just a short distance from the house also is Arnos Court park, which provides a great area for runners and dog-walkers, and the cemetery also hosts part of the much revered Bristol film festival. For those looking for more of an escape from the city, the proximity of the nearby Wells Road allows ease of access to North East Somerset and Chew Valley. For commuters, this area is very well placed, just a short distance from Bristol City Centre and Bristol Temple Meads Station. The popular Holymead Primary School and St Anne's Primary School are both close by, making the location ideal for young families.

The house has been lovingly restored and modernised through by its current owners making a lovely family home with a great garden. Downstairs there is an open plan living room/dining room with stripped wood floors and glass sliding doors onto the rear decking with leads on to the lawned garden. The kitchen is semi-open plan to the dining room and and has plenty of base units and a window over looking the garden. Upstairs there is a family bathroom and three bedrooms, two of which are good sized doubles and a smaller room, perfect for a baby or to be used as a study.
