We’ve lived at Mooracre for almost 11 years, it’s been a wonderful home for us. When we first viewed the property, we knew very quickly that it was the place for us. The peace and tranquillity, the fresh air, and of course the wonderful views all made the decision a very easy one.

The layout of the house has worked very well for us with flexible, spacious rooms that are filled with natural light thanks to the large picture windows overlooking the garden.  With views of the moor and with excellent privacy, you get a wonderful feeling of space, which certainly helps you to relax. We think of it as a bit of a sanctuary, it’s always a lovely feeling arriving back home.

As well as enjoying the peace and quiet, we have enjoyed entertaining at Mooracre. The flexible nature of the layout means it’s a great house to host parties or have friends or family to stay.

The gardens have been a passion of ours since we moved here, and we’ve worked very hard to make them what they are today. There are flowering shrubs, hydrangeas, rhododendrons, azaleas, magnolia stellata, tree peony, potentilla, fuchsia, acer and laburnum. As well as trees, such as holly trees, strawberry tree, cherry and apple trees, and a monkey puzzle tree.  All with the amazing backdrop of the moor.

The location of Mooracre is great too, on the edge of the village and close to open moorland, it is the perfect spot to access some lovely walks, right from the front door.  The village is a thriving community with active church, pub, community shop, primary school, village hall etc.

We will miss living here very much but it is time to let somebody else enjoy Mooracre and Ilsington as much as we have.

Step Inside 

The front door reveals a practical porch, ideal for coats and footwear. It leads to an entrance vestibule, which connects to both the hallway and the well-appointed kitchen.

This kitchen is both spacious and functional, boasting ample storage and extensive worktop space. A prominent island enhances its utility. Modern amenities include an oil-fired AGA, an electric double oven, and an induction hob. Windows on two sides offer garden views, and double doors provide direct garden access. The room's layout comfortably accommodates a large dining set.

Adjacent to the kitchen is a handy utility room, housing essential appliances.

Double doors from the dining space lead back to the main hallway, which is an impressive space in its own right with full height pine clad ceiling. The hall provides access to a light-filled sitting room, two ground floor bedrooms, a staircase to the first floor, and a cloakroom/wc.

The sitting room is a haven of relaxation, with expansive windows offering views of the lush garden, moorland and Haytor. A cosy fireplace with a woodburner adds to its charm.

The first ground floor bedroom, currently serving as a spacious office, overlooks the garden and includes a contemporary ensuite bathroom. The second bedroom also boasts garden views, an ensuite wet room, and built-in wardrobes.

Upstairs, three additional double bedrooms await. The primary bedroom offers a picturesque moorland view, complemented by fitted wardrobes and a modern ensuite shower room. A family bathroom with both shower and bath facilities serves the other bedrooms. Additionally, there is a good size airing cupboard on the landing and a door which leads to a sizable loft space.

Step Outside

Mooracre's gardens are a blend of beauty and privacy. Mature trees, shrubs, and bushes ensure year-round colour, with the moor providing a unique backdrop. Both front and back gardens are level, encompassing a total of 0.71 acres. There is a circular gravel driveway which is accessed off a private lane that serves a few properties off Green Lane. There is a detached double garage, a vegetable garden and a greenhouse.

Location

Mooracre is a dream for outdoor enthusiasts, with Dartmoor National Park's 368 square miles virtually on the doorstep. Yet, it's conveniently close to amenities. The charming village of Ilsington, with its active parish church, pub, village hall, playing field, tennis, bowls, and community-run shop, is just a mile away.

A short drive lands you in Bovey Tracey, offering all essential facilities. The area boasts reputable pubs/restaurants like The Rock and Tinpickle & Rhum. The Ilsington House Hotel, known for its dining and recently upgraded spa, is also nearby. For a change of scenery, Teignmouth and Shaldon beaches are 30 minutes away, with the South Hams reachable in 45 minutes.

Schooling options are plentiful, with primary schools in Ilsington and Liverton. South Dartmoor College in Ashburton and the renowned Stover School are also accessible.

The location strikes a balance between accessibility and a rural ambiance. Newton Abbot Train Station is about 25 minutes away, offering London Paddington services in just 2.5 hours.
