Description

The Old Garden has undergone a transformation since it was built in the late 1950s, and has most recently been extended and re-configured by our clients to create a distinctive and well presented family home. Lying in a secluded position on a private road, it offers space and privacy, but is also close to the town and other amenities.

The largely open plan living area is light and spacious and arranged to take advantage of the outlook over the rear garden. Two sets of bi-fold doors give direct outside access and create a perfect space for entertaining. The recently completed contemporary extension is an eye catching feature. Linked via steps from the well-fitted kitchen/family room it provides a large reception room and a second mezzanine level reception room/bedroom (plus en suite) with ballustraded balcony, giving a long view of the garden.

The kitchen/breakfast room is open plan to the sitting room which opens through to a separate study. A boot room utility room laundry area and a store room provide useful domestic space, with four bedrooms, one en suite, and a family bathroom completing the accommodation.

The garden is a wonderful feature, stretching primarily to the rear of the house. Fully enclosed by tall hedging to the boundaries, It offers a high level of privacy. Towards the back, the kitchen garden incorporates part of the old garden wall to Dunorlan Park and there is a charming balcony accessed via a wrought-iron spiral staircase.

Behind the wall is a wooded area, with a gate at the back giving direct access into the adjoining park, there is also a garden studio here. Currently used as a gym, it could also be employed as a home office, away from the main house and with a wired wi-fi connection.

The property is accessed from a private road. A driveway leads up to the front door and the integral garage, with space for parking. A side gate provides garden access with a path leading around the house to the main garden.

Location

The Old Garden is located off a private road which loops from the Pembury Road into Dunorlan Park on the eastern fringe of Tunbridge Wells town centre. This wonderful open space has about 78 acres of landscaped parkland, including a six acre lake, and countryside views.

The property enjoys a secluded position on the edge of the Park, yet is very conveniently located being approximately a mile from the town centre and approximately 1.3 miles from the A21, which links to the M25 London orbital and the national motorway network.

Tunbridge Wells is the only spa town in the Southeast of England, known for its elegant architecture, cultural, entertainment and shopping attractions in the High Street, and the historic Pantiles, a charming Georgian colonnade with summer Jazz festivals, regular food and craft markets and the Chalybeate Spring. There are two theatres in the town and an abundance of cafés and restaurants, national retailers and interesting independent shops.

Knights Park (approximately 2.3 miles via the A21) has a multi-screen cinema, health and fitness club, restaurant and a bowling alley.

State and private schools: The property is very well placed for many highly-regarded schools in the Tunbridge Wells, Tonbridge and Sevenoaks areas, including the sought-after Kent grammars. The Skinners’ Academy is approximately 0.7 miles, Beechwood Sacred Heart School approximately 0.2 miles, and Kent College approximately 3 miles.

Tunbridge Wells station is within approximately 1.3 miles and offers services to London Charing Cross and Cannon Street. whilst Tonbridge station is approximately 5.5 miles via the A21, with more frequent services to the same destinations.
