A filling station/general stores is located between the village of Peniel and Rhydargaeau (3/4 mile).

Directions

On entering Rhydargaeau from the Carmarthen (Southern) end, proceed down the hill and climb up it and go back down again. You will see a Bus Stop Lay-by on the left hand side and the entrance to the field will be next to it before the row of houses. Our ‘For Sale’ board will be erected on site.

Description

A level enclosure of approx. 1.58 acres of permanent pasture and currently in an unattended state. It is naturally wettish and has a barbed wire fence on 3 aspects of the boundary together with unattended hedges.

It provides the opportunity for clearing and to be returned for grazing purposes or for market gardening uses, or in its current state for conservation/amenity purposes.

Similarly, the land does fall within the boundary of the village and subject to necessary consents, does provide the potential for long term development.

As a result, prospective purchasers should note that an Overage (Clawback) Clause will be placed into the Sale Contract i.e. should the land get planning permission for residential dwelling/s, the Vendor will be entitled to a 25% share in the uplift of the land’s value-this will take effect for a period of 25 years from the date of the sale’s completion.

We understand the land has currently not been included within the last round of the local UDP, such was the competition for other potential sites within the village, but of course, the long term potential remains.
