Berrydown Farm is situated in a very special setting, with an abundance of wildlife including deer, redkites, buzzards and hares to name a few. It has no near neighbours and is ideal for those looking for rural living but still requiring excellent communication links and outstanding local schooling. It is accessed up its own private driveway and forms part of a small rural community of a handful of homes.

Berrydown Farm is a charming country property, which dates from approximately 1870 and has, over recent years, undergone an extensive renovation and enlargement programme to provide well-appointed and versatile accommodation. The house is constructed of brick and flint beneath a clay tiled roof with wooden casement windows. It stands in a slightly elevated position to make the most of the fine views over the adjoining rolling countryside.

The quality of workmanship and attention to detail is immediately evident when you enter the reception hall, which has rustic terracotta tiling. This leads into a delightful partially vaulted sitting room with impressive inglenook fireplace. The kitchen has NEFF induction hobs, two NEFF ovens and wooden work surfaces.

There is a substantial larder/second kitchen off the kitchen that is perfect when entertaining. Off the kitchen is a spectacular, oak-framed dining room or party barn that has underfloor heating, a high vaulted ceiling and French doors that lead out onto the south facing lawn. This room, along with two of the bedrooms, has lovely views over the rolling Hampshire countryside.

The remainder of the accommodation is incredibly versatile with up to six bedrooms and a family bathroom (with both a bath and a shower). Two of the bedrooms have en suite bathrooms (one wet room and the other with both bath and shower) and the principal bedroom (accessed via an oak staircase and the only bedroom on the second floor) has a spacious walk-in wardrobe and dressing room, as well as a bathroom with bath and shower. Off the downstairs inner hallway is a study and there is also a utility room that could be used as a kitchenette to create an annexe/secondary accommodation if required.

The mature gardens are mainly south facing and comprise a south facing terrace adjoining the garden room leading onto a large expanse of lawn, within which are a number of herbaceous beds, well stocked with perennial specimen shrubs and mature trees.

Adjoining the lawn is an area that has been used as a vegetable garden and more recently as a children's play area. Beyond this, on a lower level is a natural copse. Above and behind the house is plenty of parking and lawn, that is surrounded on three sides by arable farmland.

There is a detached double carport and adjoining shed, opposite which is an open barn, which has potential to be converted into a dwelling house (subject to planning permission). There is a further garden storage shed on the lower level of the main garden area.

Additional facilities are to be found in Basingstoke to the north, Winchester to the southwest, Alton to the southeast and Alresford to the south.

There are a number of excellent independent schools in the area, which include Pilgrims, Princes Mead, Alton School, Lord Wandsworth College, Bedales, Cheam, Twyford, Winchester College and St Swithun's School for Girls.
