Property description & features

"We have loved living here, and have made lifelong friends with families in the surrounding area, from when our son went to the lovely Hillcrest primary school. Calcott Road is fantastic, it's a community in every sense of the word, and everyone is super friendly and helpful. We have wonderful neighbours and we enjoy gathering for a BBQ in the back lane with both sides of the street coming together. We grow veg in our planters and the kids can play there safely, you might even come across some chickens when they are allowed out for a wander.
I hope whoever moves into our much loved home will enjoy living here as much as we have."

The house is situated on Calcott Road at the top of the Wells Road allowing it fantastic panoramic views of Bristol from the top floor. Calcott Road is a quiet road of substantial and attractive period homes with front gardens making the road feel more spacious and green. The house is just minutes from the Wells Road with the popular Fox and West Deli, Eat Your Greens, Acapella and Southside Bar, with its indoor and outdoor seating and serving local craft beers. Knowle is an extremely popular family area, with a brilliant combination of large houses, good schools and a choice of great parks. Knowle Park Primary, is just a short walk away and is very well-regarded and locally accessed through the park. Calcott Road is also close to Arnos Vale Cemetery, Perrett Park and Victoria Park, all offering a great escape from the city and open green spaces. For commuters, the area is very well placed, with Temple Meads and the several major employers around Temple Quay just around fifteen minutes away on foot, even close by bike or Voi. Bristol's scenic harbourside and city centre are also within walking distance, along with the independent shops, bars and cafes of North Street in Bedminster, whilst also being a short drive from the beautiful Mendips and Chew Valley to the south.

A gorgeous mid terrace house on the ever-popular Calcott Road in Knowle. The current owners have lived here for over20 years and have lovingly refurbished and extended it throughout creating a spacious family home. Downstairs there is a large reception to the front with bay window overlooking the pretty magnolia tree and there is a log burner for those cold winter nights. Going through the house, the middle room is now known as the 'gin snug' but would also make a great playroom or 2nd reception room. The rear of the house has been extended to the side to create a fabulous kitchen/diner with bi-fold doors on to the rear garden. Upstairs there are three double bedrooms and a family bathroom and the loft room, although not an official bedroom makes a great extra room should you need it. The rear garden is decked and has a low maintenance Astro turf lawn and there is a garage which could easily be converted into a work space/study. The garage opens onto the secure rear lane where residents often have communal BBQ's and the kids play out.

Broadband availability and predicted speed: obtained from Ofcom on September 22, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on September 22, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on September 25, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
