Family house on the edge of town with stunning countryside views.

Description

3 Easthill Road is a beautifully presented family house, built in the late 1990s, set in an attractive setting on the edge of Auchterarder. The house has stunning views over the neighbouring countryside with the hills of Perthshire to the north acting as a beautiful backdrop.

The front door opens up into a spacious entrance hall, off which the principal ground floor rooms are all located. The kitchen has a south facing bay window, giving it an abundance of natural light. It is fitted with units and appliances including a Neff oven and grill, an electric hob and dishwasher. The adjacent utility room houses the boiler, is plumbed for laundry appliances and has a door leading out to the side of the house. The sitting room sits across the hall from the kitchen and has a front-facing bay window with views over the farmland, and windows on two further aspects. It has a fitted log burning stove, and opens up into the adjacent dining room. This has a sliding patio door out into the garden. An office / bedroom 5 with fitted cupboards also sits off the hall, as well as a WC.

A staircase from the main hall leads up to the first floor landing. Three double bedrooms sit off the landing. All have fitted wardrobes, and two also benefit from en suite shower rooms. A fourth bedroom is used by the current owners as a family/TV room. There is also an additional bathroom and an airing cupboard.

A monoblock driveway passes through the brick pillared entrance. There is a parking area to the left, immediately to the front of the house. The drive passes the side of the house and up to the garage. The garage is currently used as a workshop, and there is a timber-built studio inside that the owners use as a home office. There is a lawned front garden, but the principal garden sits to the rear of the house. This has a decked terrace with patio doors leading into the house, and a garden shed in the corner.

Location

Easthill Road is a quiet residential street in the southwest corner of Auchterarder, with fine views to the north and west over the neighbouring countryside. Auchterarder provides good day-to-day services including a supermarket, two butchers, bakery, post office, ironmonger, library, health centre and primary and secondary schooling, as well as a wide range of specialist shops.

The Gleneagles Hotel is also less than two miles away, and offers a wealth of facilities including three championship golf courses: The King’s, The Queen’s and the PGA Centenary, which was the course venue for the 2014 Ryder Cup.

Gleneagles railway station is about a mile away, and runs daily services north and south, including a sleeper service to London, while Dunblane provides commuter services to both Edinburgh and Glasgow. Perth lies some 15 miles to the east and offers a broad range of national retailers, theatre, concert hall, cinema, restaurants and railway station.

The cities of Edinburgh and Glasgow are both about 45 miles away, and provide international airports. Independent schools in Perthshire include Morrison's Academy and Ardvreck in Crieff, Glenalmond just beyond; Craigclowan on the edge of Perth, and Kilgraston and Strathallan near Bridge of Earn. Dollar Academy is also within easy reach.

Broadband availability and predicted speed: obtained from Ofcom on September 21, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on September 21, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on September 20, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
