A parcel of pastureland and conifer woodland close to the village and St Margaret’s Church. The pasture is now rather overgrown and needs to be maintained and grazed but enjoys a pleasant outlook over the surrounding farmland. The land includes the ruins of what is believed to be an old house.

The land is located on the edge of Hothfield village, next to St Margaret’s Church, accessed off a no through lane shared with the Church and a few neighbouring properties. Hothfield is located just off the A20 about 4 miles north west of Ashford & the M20 (Junction 9). There is easy access from Hothfield to local villages including Charing, Pluckley & Bethersden.
Method of Sale
The land is offered for sale by Informal Tender closing at 12 noon on Friday 20th October 2023, subject to the terms and conditions set out on the tender form attached.
Your offer must represent your “best and final offer” for the land because there will NOT be another opportunity to make another offer after tenders have closed. Only offers submitted on a fully completed tender form and accompanied by ALL the information requested will be considered.
Access/ Special Note
1) The land has the benefit of a right of way through the double gates into the vineyard before immediately turning right into a trackway which is part of the land but is not yet fenced. This trackway passes between the vineyard, the church and the woodland behind it to the main entrance gate into the land.
2) The access trackway is currently unfenced and overgrown with some low hanging branches from the woodland behind the church hanging across the track.
As soon as he is able to, the seller will:
a) Cut back the overhanging trees across the length of the trackway to a height of 3m from the ground.
b) Mow the trackway with a tractor.
c) Erect a basic livestock fence alongside the entrance track to separate it from the vineyard.
d) Hang a metal gate at the entrance to the trackway.

Footpaths
There are no footpaths crossing the land but there are footpaths passing nearby over which pleasant country walks can be enjoyed. ()
