  • Two bedroom home with single storey extensions
  • Three bedroom home with three bathrooms
  • Two allocated parking spaces per property
  • Landscaped gardens with stunning views
A pair of period stone barns primed for conversion, on the edge of an historic hamlet only two miles from Helmsley.

Description

Planning permission was obtained on the 22nd August 2023 for the change of use and alteration of the agricultural buildings to form two new dwellings with parking (Ref: 22/01241/FUL).

The plans approved allow for the creation of two new dwellings, associated access, parking areas and landscaped gardens.

The former agricultural barns are approached via a shared driveway which previously served Hill Top Farm and the adjoining farm yard. The site now provides a substantial area which adjoins open countryside and provides wonderful views to the south.

The barns are of stone construction and are in reasonable condition with plenty of character features which form part of the permitted dwellings.

The intended properties include:

West Barn - A two storey two bedroom barn conversion, with garden incorporating two parking bays. Measuring 1605 sq/ft when completed

East Barn - A two storey three bedroom barn conversion, with garden and two parking bays. Measuring 2013 sq/ft when completed

The properties will be approached via a short shared driveway leading off Low Street/B1257, into a sizeable courtyard which could be subdivided to provide private parking areas and gardens for each property.

This represents an increasingly rare opportunity to purchase a plot with planning passed for the conversion of some historic barns on the edge of a rural village.
