It has a sociable and interactive layout comprising of lounge, dining and kitchen areas which could be modified to suit a buyer. The conservatory which leads off the kitchen has access to both the garden and the good sized single garage. All three bedrooms are a good size with the two double bedrooms each having built in wardrobes. The family bathroom/WC has a shower unit above the panelled bath.

The bungalow is heated via LPG fire central heating and external windows and doors are UPVC double glazed.

Externally, the gardens lie at both the front and rear, at the front they are mainly lawned and adjacent to the driveway which has parking for a number of vehicles. At the rear, the split level gardens are again mainly lawned with a wide range of shrubs and bushes offering a blaze of colour during the season. A useful shed is in place, along with a greenhouse, as well as a productive area where once fine produce was grown.

The attractive Moorland village of Altarnun is within 1 mile, boasting amenities including a Post Office facility, County Primary School and Parish Church famously known as the "Cathedral On The Moor". From this property miles upon miles of walks can be enjoyed over Bodmin Moor towards Bowithick, also the locality is a haven for those who have dog walking interests. The ancient former market town of Launceston lies within 8 miles to the West and offers a range of shopping, commercial, educational and recreational facilities and is convenient to the A30 trunk road giving access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction. Air, rail and sea transportation links can be found in the Continental Ferry Port and City of Plymouth just over 27 miles distant.
From Launceston Town Centre proceed along the A388 (Western Road). Upon reaching the Pennygillam Roundabout take the first left hand exit signposted towards Bodmin. Continue along the A30 dual carriageway Westbound for approximately 9 miles taking the exit towards Five Lanes, Altarnun and Trewint. Established in 1924, Webbers estate agents are a national award-winning, independent estate agency, voted in the Top 3 estate agents in the UK for customer service in 2014. We have 16 West Country offices for residential sales & lettings in North Devon, West Somerset, Exmoor and Cornwall. Our exclusive Fine & Country marketing enables us to put our property in Park Lane, right in the heart of London, offering fabulous market exposure. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Launceston is the ancient capital of Cornwall. Attractions include the English Heritage Norman Castle and steam railway, narrow streets and plenty of Georgian and Victorian architecture. Excellent access can be gained to the A30 dual carriageway and both Bodmin Moor and Dartmoor. The town is 17 miles from the coastal resort and rugged cliff tops of Bude. Our town square is a conservation area and has a pedestrian-friendly shopping area with cobbled streets.  The Church of St Mary Magdalene in the town centre is one of the most heavily engraved in the country. Typical out-of-town buyers come from the West Midlands and South East seeking retirement/a slower pace of life which is what our county epitomises.  We have a hard-working Launceston in Bloom committee passionate about making the town look attractive throughout all seasons and the Town Council does an excellent job of maintenance and grass cutting.  In 2011 HRH the Duchess of Cornwall opened up a new refurbished Town Hall. Average prices here for houses for sale in Launceston are £187,000 (2011 figures) and typical properties in the town include Victorian semis and modern edge-of-town developments.  We also have a growing Fine and Country department.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on October 8, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
