Copse Drive is hard to beat - with its attractive frontages, plenty of off-street parking, mature trees, low-traffic, and safe pavements. This home has been meticulously cared-for and improved by the current owners for over 31 years, and sits in one of Wokingham's most sought-after areas.
Recent investments include 'Karndean' flooring, replacement kitchen & utility ranges, and en-suite shower. There's a particularly impressive lounge with large bay window, double-length integral garage, and versatile kitchen / breakfast room with sun room and conservatory. The formal dining room / family room could be used as a study (as there's plenty of dining space in the kitchen), or knocked-through to create a larger open-plan kitchen. The family bathroom features both a corner bath and separate shower enclosure.
The well-loved garden features a timber cabin and summer house, patio, and wide side access through a timber gate. The new owners will benefit from reduced electricity bills (and feed-in tariff) from the solar panel installation.
The Energy Performance Certificate was assessed in 2015, and we understand this was done prior to the PV solar panel installation. This upgrade is likely to have improved its energy efficiency from the published D rating. More details can be provided on request.
A Few Words from Quarters
"If you're not familiar with Copse Drive, we strongly recommend a walk or drive-by. There's a peaceful feel to the neighbourhood, yet everything a family could wish for is close-by and convenient.
Just a short walk to Cantley Park - a wonderful green space for dog walks & running, with a play-park, tennis courts, sports astro, theatre, restaurant and coffee shop. Closer-by is Joel Park (which has a striking carpet of bluebells in the early spring), Holt Copse Play Park and woodland walks.
Walking to town and station is easy (there's a footpath to nip-through almost opposite), and the number 122 bus route runs to Emmbrook, Woosehill and Wokingham town (if you don't fancy walking)
We particularly love the tasteful cladding (and matching garage door) on this home. Together with the open frontage it has a New England feel and, stepping inside, there's a sense of a well-loved and comfortable home.
Lastly, something you can't see, but is deemed almost as essential as oxygen (!) is the Ultrafast broadband availability, with download speeds up to 1000 Mbps, and upload speeds up to 50 Mbps.
Please get in touch for more details - this home is quite a find!"

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on December 22, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 22, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on January 30, 2015 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
