AN OUSTANDING RESIDENTIAL, AMENITY AND AGRICULTUAL ESTATE WITHIN THE SURREY AONB

Description

The Marwick Estate was owned by the late Peter John Rampton, renowned in the world of narrow gauge railways for saving a large collection of locomotives and carriages from alL over the world. Peter’s family owned the successful catalogue sales company, Freemans and lived in the village of Hambledon in Surrey.

Marwick Farmhouse

Dating from the early 16th Century, the Grade II Listed HalL House has been altered and extended over the centuries. The property is timber framed with large sandstone block cladding and leaded casement windows under a tile roof. Markwick Farmhouse is approached over a tree-lined driveway, with views to the south, which opens into a turning circle with a stonepaved forecourt to the house.

The principal rooms face south, taking advantage of truly spectacular and panoramic views of the South Downs. They include a sitting room and a dining hall with a vaulted ceiling, gallery, large picture window and wooden door to the garden.

The kitchen/breakfast room is triple aspect with a tiled floor and beamed ceiling. The fitted kitchen has bespoke oak units with marble worksurfaces and a 4 oven Aga and butler sink inset. From one of the cupboards is access to a secret cellar and a door to the courtyard area.

The annexe is a single storey extension to the side of the main house with it’s own kitchen, bathroom, 3 further rooms and another cellar, that can easily be incorporated within the main living space or used as separate accommodation.

The principal bedroom suite is accessed via its own staircase leading to a large triple aspect bedroom enjoying best of the views through leaded-light windows. This bedroom has an ensuite bathroom with an ornate mosaic tiled floor, a separate wc, mezzanine up to the vaulted ceiling and access to the gallery overlooking the dining hall.

From the main staircase is a further triple aspect bedroom suite.

Garden and Grounds

The garden is mainly laid to lawn and is a blank canvas for a new owner with an eye for gardening; however, the primary feature is the view. Looking over the fields and woodland of Burgate Farm, the views stretch from the Surrey Hills along a vast stretch of the South Downs and West Sussex countryside between, with very little sign of other human habitation.

Across a courtyard from the main house is Markwick Barn, a magnificent and substantial stone barn under a tiled roof. The barn has previously been used for the storage of classic cars, it retains beautiful internal features, particularly the timbers, and lends itself to be converted and used for additional accommodation to the main house (subject to necessary planning consents).

There is also an open fronted two bay timber framed garage to the front of the house, off the turning circle.

Farmland

The farmland surrounds the house offering amenity and privacy. The land comprises 27 acres of arable and pasture land which is farmed as part of the wider commercial farming operation across the whole estate. The land is let on an FBT until September 2027.

Location

The Markwick Estate is located within the desirable and affluent area within the Surrey Hills Area of Outstanding Natural Beauty. The Estate is situated between the popular villages of Dunsfold and Hambledon. Hambledon is centred around the village hall, superb village shop, cricket club, and Church and similarly Dunsfold has a cricket ground, post office, shop and Church.
