New to auction is this substantial development site in the ever-popular town of Dunoon on the Cowal Peninsula, sitting to the west of Alexander Street and Cowal Place, on the edge of Dunoon town centre. The site extends to c.40 acres (highlighted in blue on the outline title plan) and currently forms part of a larger 58-acre site. Planning permission for the development of 101 residential properties was granted in September 2021 for 18 acres of the total site area. The 18-acre section of the site is in the process of being sold to a housing association. Access to the 40-acre site is via Alexander Street, and this access route will be retained even after completion of the sale of the 18-acre section to the housing association. Whilst unserviced at present, upcoming developments to the adjoining 18-acre section will ease access to essential services. The entirety of the 58 acres is currently under one title - the seller will assume responsibility and cost for the title split on completion of the sale of this site or the 18-acre section, whichever comes first. A pre-application process was undertaken to assess the viability of an ambitious commercial development project on the 40-acre site, which aimed to introduce a hotel, function rooms, pools, spa and leisure facilities, complementary development of energy centre with biomass district heating system and solar farm and associated roads and landscape upgrade including a 9-hole pitch and putt course (as shown in the conceptual plan). The pre-application was positive in nature. Despite the positive pre-application feedback, the seller decided not to proceed with the full planning application due to challenges posed by the COVID-19 pandemic at that time. Notwithstanding, with the groundwork laid and promising outlook from the Council, this presents an excellent opportunity for a visionary developer to create a landmark facility in Dunoon. Several other development options exist, subject, of course, to the required permissions.

Whilst the conceptual plan shows the proposed extension of the rear gardens for the housing plots, that area is included within the 40-acre site (as shown highlighted in blue on the outline title plan). Initial indications from the Council were that such proposal would likely receive favourable consideration. The planning application documents can be accessed on the planning portal of Argyll and Bute Council using reference 19/01456/PP. The competitive Guide Price is sure to attract significant levels of demand. Thus, early expression of interest is essential.

Dunoon town centre and its amenities are nearby, these include two supermarkets, various banks, numerous retail shops and an abundance of restaurants/ cafes/bistros. A family run independent cinema is located in John Street and a leisure/fitness centre can be found on the east bay promenade. A passenger ferry operates from the breakwater providing transportation to rail and bus links. Whilst a car/passenger ferry operates from nearby Hunters Quay to McInroys Point. Rail links to Paisley Gilmour Street provide you with a bus link to Glasgow International Airport.
