The medieval hamlet was renovated in 2000 and sits in the middle of the estate, on the highest point, with an awe-inspiring and varied panoramic view in every direction.

The hamlet is entered through an archway into a courtyard with access to the main house on two levels, a guest flat in the former watchtower on three levels, and another guest flat in a third building on one level.

A fourth building is located close to the hamlet and serves as a pool house with a kitchen, a bathroom, a pizza oven with BBQ, a covered terrace, a garage and a staff flat.

Behind it lies the swimming pool with a terrace area and automatic cover. A tennis court (hard court) is a short distance from the hamlet.

Layout:

The main house is composed on the ground floor of an entrance room with a cloakroom and guest toilet, a reception room with an office, a living room with fireplace and access to a terrace and the garden, a dining room and a Valcucine kitchen with separate pantry and access to the courtyard.

The first floor is reached via an internal staircase and comprises a loggia, a living room with a fireplace and three bedrooms, each with a private bathroom.

The three-level tower has a wine cellar with an antique vaulted ceiling with access to the courtyard, a laundry and ironing room with access to the garden and a utility room on the ground floor.

The first floor can be accessed from the main house via an internal staircase or the courtyard via an external staircase. It comprises a living room with a fireplace, an eat-in kitchen, a bedroom and a bathroom.

The tower room on the second floor has a bedroom with a bathroom.

The guest house on one floor comprises a bedroom with a fireplace, a bathroom and a living room.

The staff apartment in the pool house has a kitchen/living room with a pantry, a bedroom and a bathroom. Near the pool is a covered terrace area with a summer kitchen, pizza oven and BBQ, a shower room with a toilet, a storage room, and a garage.

The cantina comprises on the ground floor a reception room with a display of wines for tasting, an office, a toilet with shower, a room for olive oil production, a garage with a fully equipped workshop and pit for storage and maintenance of agricultural equipment and vehicles. In the basement is an air-conditioned wine cellar for producing and storing the wines.

During the renovation, much attention was paid to the original architecture and many authentic original details were carefully preserved. Particularly striking is that all the property rooms are very bright, and each window forms a picture frame on the view.

For the production of wine and olive oil, a modern building ("cantina") was built (2010), which meets all requirements, with an air-conditioned wine cellar for the storage of the wine in wooden barrels in which it matures, a separate area for the production and storage of the olive oil, storage rooms, a fully equipped garage and workshop and an office with bathroom. All the vehicles for working the olive groves and the vineyard are state-of-the-art, as is the equipment, which meets all the standards for processing wine and oil.

Despite the tranquil and secluded location, the property is only a few minutes drive (15 minutes) from Perugia. Like Assisi, the old town is imposingly placed in the view, leaning against Monte Subasio. The airport of Perugia can be reached in about 15 minutes by car.

The property is fenced, and access to the impressive estate is through an automatic cast iron gate along a cypress and olive-lined driveway.
