Directions - The property is most easily located by leaving Stroud on the A46 in the direction of Gloucester and Cheltenham, branching left at the junction signposted Gloucester. Continue up through Edge and down the hill, straight over the first roundabout and then turn left at the next roundabout passing Fagin's Public House, signposted to Haresfield. Follow this road until you reach the village of Haresfield and take the second left towards the Beacon Inn public house, passing the school on your left and the driveway to Highbrooms is a short distance along this lane on your right, turning right into the driveway at the large Willow tree.

Description - Highbrooms is an impressive detached bungalow which has been greatly improved and extended by the current owners. Renovated to an extremely high standard throughout this single storey family home now provides spacious, stylish and contemporary family living. There are also several outbuildings/sheds and a chicken run.

Location - Haresfield is a small rural village surrounded by farmland but still remarkably convenient for accessing Gloucester, Cheltenham and the M5 Motorway (junction 12), putting Bristol within easy commuting distance as well as parts of the West Midlands. The village has an excellent primary school within walking distance of Highbrooms, The Beacon Inn pub and a popular cricket ground and club. The nearest small town is Stonehouse which has good local facilities and a mainline station with regular services into London Paddington, scheduled from 95 minutes; the alternative Gloucester Station has connections to the Midlands and the North. A broad choice of secondary schools is on offer, including Stroud High and Marling grammar schools in Stroud, Wycliffe College in Stonehouse or Sir Thomas Rich's or Kings School in Gloucester, the latter also having excellent shopping (Gloucester Quays). There are also lovely walks in the vicinity of Haresfield, particularly on Haresfield Beacon and in the adjacent woodland, in the care of the National Trust, offering panoramic views of the Severn Vale, while premier division rugby can be enjoyed at Kingsholm Gloucester.

Places of interest

Painswick, arguably one of the prettiest villages in the Cotswolds, is situated between Cheltenham and Stroud. It contains an exceptional number of fine old buildings dating from the 17th and 18th centuries with a particularly special Grade 1 listed church as its centrepiece. From the village there are commanding views in every direction across a verdant landscape comprising unspoilt valleys, interspersed by a series of little country lanes. The village, which has good local amenities, is popular with all ages but particularly amongst the retired. Painswick is ideally located for Cheltenham and Gloucester and within two hours of London by road, being very accessible to the A417 which links the M4 (Junction 15 with Junction 11a of the M5 motorway). Cheltenham has a main line station (Birmingham New Street from 45 minutes) and this famous Regency Spa town is also famous for its racing, literature, music and science festivals as well as its excellent schools, shopping, restaurants and theatre. The Painswick Office serves the village and a large area from across to the River Severn, round the southern edge of Gloucester and Cheltenham to the villages to the north of Cirencester. It is consequently responsible for selling properties in some of the most sought after locations in the whole region while working closely with its sister offices at Stroud and at Minchinhampton and The Mayfair Office in central London.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on September 19, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on September 13, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
