Property description & features

  • Tenure: Freehold
A most striking and well-appointed detached house full of character and charm, well located on this sought-after development in the picturesque and highly popular coastal town of Lyme Regis.

THE PROPERTY
First glimpses of number 10 Woodberry Down are most impressive, with its attractive façade constructed (by Bloor Homes) in 2015 of red brick under a clay tiled roof. It is immediately obvious that Bloor Homes left no stone unturned, designing all their properties with a huge amount of flair and attention to detail, and to the highest possible specifications. This is especially true during their initial phase 1 of this amazing development, of which number 10 in its prominent position is very much pride of place.
On first entering this wonderful property there is a real sense of charm, space and light with a large hall with quality oak effect Amtico flooring. Just off the hall is a perfect sized study looking over the delightful front garden, and a fantastic sitting room with a pretty ham stone fireplace and inset woodburning stove with double doors leading out to the terrace, ideal for al fresco dining. On the ground floor is another beautiful room which is currently also used as a study but could be put to a number of uses, including a dining room or even a ground floor bedroom.
The large family kitchen is quite simply 'as good as it gets' with a utility area to one side and plenty of room for a large breakfast/dining table. The kitchen incorporates a number of quality wall and base units with granite worktops, Siemens appliances, a double oven, and five ringed induction hob. Further specifications worth a mention are the gas fired central heating which was replaced in 2022 and a pressurised hot water system, uPVC part leaded light style windows, polished stainless steel light switches. On the ground floor is also a cloakroom, and plans have also been drawn up to provide a large sunroom extension to the dining and living rooms.
The perfectly proportioned bedrooms are situated on the first floor, with four in total including a very good-sized principal bedroom and en suite shower room, another en suite shower room and also a separate family bathroom.

OUTSIDE
The gardens are an absolute delight and it is very obvious that a considerable amount of thought and funds have been invested into the very clever landscaping, taking full advantage of the fantastic corner plot position.
The house is accessed via remote operated steel gates and a large paved driveway with ample parking for many cars. There is also a detached double garage with a large boarded loft and lighting.
The delightful gardens extend to the front, rear and side with lawns, a brick path and well stocked borders. There are also attractive brick retaining walls and two large patio areas.

LOCATION
Lyme Regis is a most popular and picturesque coastal town noted for its attractive period buildings, the Cobb, (made famous by Jane Austin and John Fowle's French Lieutenants Woman) and the harbour. These along with the stunning surrounding countryside and coastline all justify Lyme Regis's worldwide reputation. Lyme Regis and the Bay are situated at the heart of the Jurassic Coast, a major centre for fossil collecting. The town has an excellent selection of facilities, including many independent shops as well as the familiar high street brands. There are two supermarkets, a number of restaurants, notably Mark Hix's Oyster and Fish House, the boutique Alexander Hotel to name but one of the many, as well as its own Theatre.
The nearby town of Axminster just five miles away has a large supermarket and a variety of independent shops and cafes, and a mainline railway station to London Waterloo. The larger city of Exeter lies some 30 miles away, with an international airport and large range of facilities and high street shopping with several department stores including a large John Lewis.
