Three-bedroom family home in the popular Preston Park area of Brighton, which has been renovated and extended by its current owners. Near excellent schools. Superb open-plan reception spaces on the ground floor and a thirteen-metre garden. Family bathroom, ensuite shower room and downstairs WC.

Sandgate Road is a quiet and friendly road north of Blakers Park, close to Fiveways. As you enter this pretty Victorian terraced house you find yourself in a hall with stairs rising to the first floor. To your right is a door to the downstairs living area; a fantastic open-plan space that runs the full depth of the house and widens at the back across the full width of the property as well. This space includes an extension to the original house, into the side return, with two large roof lights filling the room with light. At one end of the room, the living area has two windows to the front of the house, that are dressed with white louvred shutters. The floorboards have been painted white, both here and in the dining area, which is in the central section of the room. The kitchen area at the rear has bifold doors onto the garden which extends over thirteen metres. The kitchen has white units with granite work surfaces, a double oven and grill, a five-burner gas hob, an integrated dishwasher and space and plumbing for a washing machine. The floor is engineered oak. Stepping out through the bi-folds into the garden you are on an area of decking with wide, railway sleeper steps, to the lawn. At the back of the garden, there is a large shed and there is also a bike shed in the front garden.

On the first floor, there is a lovely family bathroom and two bedrooms. The spacious bathroom has a thermostatic shower over the bath, with dual shower heads including a waterfall shower. White metro wall tiles have contrasting grout and there is rubber flooring. The largest bedroom on this floor is across the front of the house with two windows facing south, the second bedroom has a window overlooking the garden. Stairs to the top of the house bring you to the beautiful, light, loft conversion with ensuite. The renovations on this floor were done by the current owner and, as elsewhere in the house, include new plumbing and electrics. There are mains-connected smoke alarms throughout the property.

Sandgate Road has street parties in the summer, where a cross-section of generations are all involved and children can play in the street. This area is extremely popular with families, who are drawn here by the strong community, the parks and the great schools. Balfour Primary School is under ten minutes away and Downs Infant and Junior schools are a fifteen-minute walk. Varndean and Dorothy Stringer, two of Brighton's most popular secondary schools, are also minutes away. On Preston Drove there are many local amenities and the Park View pub. At Fiveways, you can find a co-op supermarket, Preloved of Brighton (a wonderful pre-loved clothes shop), Wigwam Toys, Tilt Café, The Flour Pot Bakery, Living gift shop, a greengrocer, a post office, the list goes on; pretty much everything you could ask for from a local community shopping street. Hollingbury Park and Woods, is just up the hill, while Preston Park has a children's playground, as well as open spaces, cafés, a velodrome and tennis courts. Preston Park station is a fifteen-minute walk, from where there are direct services to London Victoria and London Bridge, Blackfriars, St Pancras, Luton and Bedford. London Road station is within walking distance and is useful for connections to Lewes and east along the coast. Bus routes 26 and 46 to the city centre run frequently. There is also easy access by car to the A23 and A27 for routes out of Brighton.
