White metro wall tiles have contrasting grout and there is rubber flooring. The largest bedroom on this floor is across the front of the house with two windows facing south, the second bedroom has a window overlooking the garden. Stairs to the top of the house bring you to the beautiful, light, loft conversion with ensuite. The renovations on this floor were done by the current owner and, as elsewhere in the house, include new plumbing and electrics. There are mains-connected smoke alarms throughout the property.
Sandgate Road has street parties in the summer, where a cross-section of generations are all involved and children can play in the street. This area is extremely popular with families, who are drawn here by the strong community, the parks and the great schools. Balfour Primary School is under ten minutes away and Downs Infant and Junior schools are a fifteen-minute walk. Varndean and Dorothy Stringer, two of Brighton's most popular secondary schools, are also minutes away. On Preston Drove there are many local amenities and the Park View pub. Hollingbury Park and Woods, is just up the hill, while Preston Park has a children's playground, as well as open spaces, cafés, a velodrome and tennis courts. Preston Park station is a fifteen-minute walk, from where there are direct services to London Victoria and London Bridge, Blackfriars, St Pancras, Luton and Bedford. London Road station is within walking distance and is useful for connections to Lewes and east along the coast. Bus routes 26 and 46 to the city centre run frequently. There is also easy access by car to the A23 and A27 for routes out of Brighton.
