The underlying soil is classified as Grade III and soil association Andover 1 - a shallow, well-drained calcareous silty soils over chalk.

SERVICES
The land is sold without the benefit of mains services and prospective buyers must satisfy themselves as to the availability and cost of connection to the same (if required).

The seller will reserve rights over the land in connection with an existing mains water supply serving their retained property and a neighbouring property.

A public footpath bisects the land running east-west with a second footpath running along part of the north-west boundary.

The seller will retain in full their claim under the Basic Payment Scheme for the 2023 Scheme year. The buyer shall be required to comply in full with the cross-compliance requirements of the Basic Payment Scheme on the land up to and including 31 December 2023.
