SITUATION
The land is located in the Hamlet of Oxton Hill 1 mile to the east of the village of the village of Oxton and 3 miles to the south west of the market town of Southwell. The land is well located with the A6095 lying 1 mile to the south west which leads to the A46 and provides access to the A1 enabling access to the north and south of the UK. Newark Northgate train station is located 12 miles to the east provides regular trains to London Kings Cross with fast trains taking approximately 1 hour 20 minutes.

The fields are divided by a hedgerow with the larger field having an area of woodland wrapping around the southern boundary.
