Originally part of the village school house Dovey Studio is an attractive Victorian property standing in an elevated position with aweinspiring southerlyviews across the beautiful Dovey Estuary. In the 1990s the property underwent conversion to create the elegant family home it is today with light and versatile living space across two floors. Dovey Studio has been sympathetically and carefully designed to maximise the light and views with bedrooms on the ground floor and the living space on the first.
On the ground floor a stable door opens to the welcoming vestibule and hallway with useful storage room. Stairs lead up to the first floor and directly into the spacious kitchen breakfast room that is fitted with a comprehensive range of units. With a vaulted ceiling and back door leading to the tiered gardens there is ample space for free standing dining furniture as well as a window with views across the estuary to the sea in the distance. The spectacular and spacious south facing sitting room has feature beams and arched gothic feature windows either side of the fireplace frame the staggering coastal views. The sun room offers a second intimate sitting space with views to the sea
beyond the estuary, roof lights and double doors opening on the front facing balcony. With a south facing aspect the balcony is a peaceful space to relish the estuary views and the glass balustrade enhances the enjoyment high above the bustle of Aberdovey.
Four individually styled double bedrooms offering flexible and versatile accommodation are across the ground and first floors. A linen cupboard, shower room and two bathrooms (both with baths and showers) complete the internal accommodation.
Outside
The property is approached from either Terrace Road or Church Street then accessed via pedestrian walkways.
Dovey Studio is set within very private tiered terrace gardens with steps leading to various al fresco seating areas maximising enjoyment of the sunshine, estuary and sea views. The spacious summer house, with French windows, maximises the staggering panoramic views across the estuary. The store is ideal for water sports equipment.
Location
Aberdovey, branded the “Jewel of the Cardigan Bay”, has always been considered an exclusive holiday destination. It offers boutique shops, galleries, pubs, restaurants and along with its stunning beaches has a pretty, sheltered harbour with yacht anchorage and boat club. Standing on the southern fringes of the Snowdonia National Park, the area is noted for its mountains, and opportunities for outdoor pursuits including walking, sailing and a variety of water sports.
The coastal town of Tywyn is nearby with its range of amenities, cinema and a supermarket, while the larger towns of Dolgellau and Machynlleth are almost equi-distant. The coastal railway line runs a regular service from Shrewsbury to Aberdovey.

Broadband availability and predicted speed: obtained from Ofcom on October 20, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on October 20, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
