Beacon House
This historic Grade I listed townhouse takes centre stage in Painswick and is regarded as one of the finest houses in this sought after 'Queen
of the Cotswolds' village. It was believed to have been designed by the eminent architect of the period – John Wood the younger, in about 1766. Its strikingly handsome facade belies its charming and gentle interior. The original house enjoys the entire frontage and is built of fine limestone ashlar with impressive features including a central stone pediment and a balustraded parapet. The later additions added to the back, creating a less formal and modern arrangement of accommodation.
Nowhere are the breath-taking features of this fine house seen in more abundance than in the grand entrance hall. The detailed Rococo plasterwork by Thomas Stocking, which is believed to be amongst the finest in private ownership and runs throughout the principal rooms of the house, is in all its glory in the hall with a vast array of intricate detailing adorning the walls and ceilings that lead up to the first-floor gallery landing via the mahogany staircase.
Arranged over four floors (including the basement/cellar), all the principal rooms enjoy individual features and styling and retain an original layout with the kitchen, dining room on the ground floor and drawing room and study on the first floor. The house also has many practical rooms, such as the sitting room, cellar and large walk-in utility/plant room. The bedrooms are well-proportioned spaces with good views and a flexible layout.
Later additions saw the enlargement of the house, which also provides additional practicality for enhanced day-to-day enjoyment of the house, with large and open rooms, such as the kitchen/breakfast room and charming garden room with doors to the rear terrace and gardens.
Garden and Grounds
The gardens, west-facing and enjoy good sun throughout the day, feature several zones, including a large patio, a lawned area which is bordered by well-stocked flowerbeds. From the main garden and lawn, there is a secluded garden compartment and beyond is vegetable garden.
There is access from the garden to a private parking area at the rear of the property.
Situation:
Painswick, the “Queen of the Cotswolds”, continues to be a desirable and thriving community with many beautiful buildings, largely constructed from
locally quarried stone, dating back as far as the 14th Century. Painswick Church is famous for its impressive stature and architecture, with a beautifully cared-for churchyard of stone table-top tombs and its abundance of yew trees – a prominent feature at the heart of the town.
There are several local shops, galleries, tearooms, and restaurants in the village along with a pharmacy, doctor, and dentist surgeries and two
public houses. There is a playgroup and primary school with recreational opportunities including tennis, rugby, bowls golf and cricket clubs.
Painswick Beacon, also an important part of Painswick's history, is the site of an ancient Iron Age hill fort and due to its height at about 283m (928ft), it has arguably some of the best 360-degree views you will find in the Cotswolds.
Painswick Rococo Garden was fantastical in both its character and inspiration. Created in the mid-1700s within a valley setting with deceptive vistas juxtaposed with serpentine paths, the Garden is peppered with charming follies to surprise and delight.
More comprehensive facilities and amenities are provided by nearby Cheltenham, including the popular attractions of the Literature Festival,
Cricket Festival, National Hunt Horse Racing, theatre and a large range of restaurants and hotels.
Secondary schools in the surrounding area including Marling School, Stroud High School, Pate's Grammar schools and an excellent selection of independent schools including Beaudesert Park School, Wycliffe College, Dean Close, Cheltenham College, Cheltenham Ladies College and The King's School in Gloucester.
Distances: Cirencester 15 miles, Stroud train station (London Paddington from 88 minutes) 3.5 miles, Cheltenham 10 miles, London Heathrow 96 miles, Central London 111 miles (all distances and times are approximate).

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 31, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
