Description - This Cotswold cottage, dating back c.300 years, exudes charm and character throughout. Approached by a small front garden, the front door opens into a useful entrance porch with space for coats, shoes and boots. The ground floor accommodation comprises a cosy sitting/dining room with exposed brick a wood burning stove leading though to the rear of the property with a cleverly designed modern kitchen with plenty of storage and integrated appliances.
A door from the kitchen leads out to the rear garden which is deceptively large especially for a property of this size. Mainly laid to lawn and with separate defined areas, there is space at the far end to build a summer house or home office with electric supply already in place.
The first floor has a good sized landing, with two bedrooms and well appointed bathroom. The additional bedroom is on the floor above. The entire property takes advantage of the countryside views which are apparent from every window.
There is an off-street parking space located directly opposite the cottage at the front.
Location - 3 Youngs Cottages is located on the outskirts Minchinhampton with its 650 acres of National Trust land. This historic market town provides excellent facilities including a general store, butcher and chemist, two cafes, gastro pub and a chip shop, as well as a popular village primary school. A welcoming mixed age community, with tennis, rugby, football and cricket clubs, there are also three challenging golf courses in the immediate vicinity. Bristol, Cheltenham and Gloucester are within commuting distance, London under 2 hours by road and from Stroud Station, circa 90 minutes by rail into Paddington. Nearby Nailsworth and Stroud both have supermarkets, Stroud with a Waitrose as well as an award winning Saturday Farmers Market and many independent retailers. There are lovely walks in the vicinity and places to explore by bike, as well as opportunities to ride with local stables and livery yards.
Directions - The property is most easily found by leaving our Minchinhampton office up the High Street, past the Market House and into Butt Street. At the top of Butt Street turn right onto the Cirencester Road and follow the road for approximately 0.25 miles turning left onto Hyde Hill. Follow the road bending to the right and the cottages can be found on your right hand side.
Agents Note - There is a right of way across the back of Youngs Cottages for the owners of the adjoining properties.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on November 22, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on November 22, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
