Description

The house is believed to date back to around 1690, but was the subject of a full restoration and refurbishment in 2004, since when further improvements have been made to evolve with family life.

The front entrance hall is particularly impressive with double height ceilings and bespoke oak staircase, whilst the rear entrance is perfect for everyday rural living into a boot room adjoining a utility room, thus perfect for coming and going animals, children, friends and relatives. The kitchen, with Aga, is a great focal point for the house, partly open plan to a TV/snug area that in turn leads through to a study, with direct access out to a partly walled patio area used for outside dining and entertaining. Gardens and Grounds
The Manor House enjoys the use of two driveways, with one through high wrought iron gates on brick pillars, the other more formal with the gardens and meadow either side. Both lead to an expansive gravelled parking and turning area with plenty of space for many vehicles or boats for the coast, adjoining both the house and garaging, with field gate through to the stable yard.

The immediate gardens around the house are delightful. To the south are extensive lawns, bordered by shrubs and trees, with box hedging framing the front of the house and mature wisteria. A mellow brick wall with arched doorway leads from the south gardens into a sheltered area of patio to the east of the house, with herbaceous beds, ideal for outside dining and entertaining, with mown paths through lawns and the orchard leading through to the swimming pool heated by an air source heat pump, with fine views over meadow.

There are two defined grazing meadows, with post and rail fencing, at either end of the land. These could be utilised for animals, wild flower meadows or other means.

To the rear and north of the house there is a range of what were kennels now used a storage and also an open fronted 2 bay garage with adjoining workshop/store, supplied with power and light. To the northwest of this there is an enclosed stable yard purpose built stable block with external lights, louvered windows for ventilation, lined and ventilated tables with overhanging eaves, light and power points. There is a separate tack room and a gate leading to the paddocks to the rear.

Location

The Manor House is located in unspoilt countryside, located between the charming country estates of Heydon and Blickling. The picturesque village of Heydon, owned by the Estate, is brilliantly preserved and the epitome of an English rural village. With attractive green, overlooked by architecturally distinguished houses, this is a destination village at the end of a no-through road. At the heart of it all is the popular public house ‘The Earle Arms’, a thriving bakery ‘Husk’, renowned tea room, the interiors shop ‘Moochi Modo’ and florist and artisan store ‘The Wallflower and Wallace’. Further offerings within the village include a beauty and wellbeing barn, Pewter gift shop and hairdressers. The estate owners allow access to the park on a permissive basis, working in with the livestock and farming elements of the estate. This allows for visitors and inhabitants to wander freely through the historic park.

Further amenities are in the nearby thriving market towns of Reepham or Aylsham, which share a great range of independent shops, alongside a Co-Op supermarket, M&S pertrol station, green grocers, bakers, butchers, hardware shops and florists. There are several cafes and the popular Dial House Restaurant in Reepham, and public houses in both towns. Reepham has a highly regarded secondary school with an adjoining sixth form college. There is also an art gallery, several antique shops, news agent, post office and health care centre and pharmacy.

The ever popular town of Holt is about 9 miles and is famous as the home of Gresham’s Public School as well as for its excellent independent shops and restaurants. The national trust owned Blickling Estate to the north-east of The Manor House, provides lovely walks around the lake and park, with a well regarded public house ‘The Bucks Arms.

The cathedral city and regional centre of Norwich is about 13 miles and the North Norfolk Coast, renowned for its sandy beaches, bird reserves and sailing facilities is about 3 miles to the north of Holt.

Directions

From Norwich take the Cromer Road forking off to the left just after the airport onto the B1149 signposted towards Holt. Turn right signposted Oulton Street and continue through the village taking the first turning left opposite the War Memorial into Church Lane towards Oulton. Take the next turning left and follow this road for approximately 1 mile and the driveway to The Manor House will be found on the right-hand side.

Alternatively;
Leave Norwich on the A140 Cromer Road and at Aylsham town centre take the Blickling Road. Passing Blickling Hall on the right continue for a further 3 miles and turn left signposted Oulton. At the crossroads turn right and at the next crossroads, after passing Oulton Church on the right, turn left. Follow this small lane passing a pair of cottages on the left-hand side a pond in woodland on the right and a converted barn on the left, the road bends sharply to the left and the drive to The Manor House will be found on the left-hand side.
