Description

Dunloe House was justifiably listed Grade II as being of architectural importance in 1950. This most prominent and handsome townhouse, just off the charming Fordington Green was originally a more modest brewers house, dating to the 18th century, with the later, grander main brick elevation and windows being added in the 19th century.

Set back from the High St the house which has not been on the market for 40 years is approached from the road via old stone steps where a portico and bay windows above give way to a lovely spacious reception hall with tiled floor. Either side of the main hall are two reception rooms, the sitting room having a bay window looking over the garden, fireplace and wood stripped floor. A rear hall leads to the oldest part of the house where there is an elegant dining room with flagstone floor and old range, kitchen with AGA and a play room or snug above that. Over the two upstairs floors there are six or seven bedrooms depending on preferred configuration, a family bathroom with shower, two WCs and shower facilities in two of the bedrooms. Below ground is a good size cellar.

The outside space at Dunloe will undoubtedly be a major draw to the property. The gardens are mature, and well stocked and surrounded by a wonderful old brick wall and with views to St George’s church spire on Fordington Green. A stone terrace and path leads to a garden gate onto the lane and the charming village green, with its thriving coffee shop. At the bottom of the garden is the old Malthouse, a splendid and sizeable building providing off street parking and potential for a wealth of other uses as well, subject to listed building consent.

Agent Note – The vendor proposes to include an overage clause relating to the severance of the Malthouse as a separate dwelling.

Location

The historic county town of Dorchester has Roman origins and is also well known for its literary connections to Thomas Hardy who lived and worked in the town.

Within easy reach of the property is access to the excellent range of facilities the town has to offer including many independent and national shops, a good number of restaurants, public houses and supermarkets including Tesco, Lidl and Waitrose.

The recently developed Brewery, known as Brewery Square is one of the more popular additions to Dorchester with its Plaza, Odeon cinema and restaurants including Cote Brasserie, Wagamamas, Nando’s and Zizzi.

On Wednesdays there is a well-attended weekly market.

Travel connections include bus services in the town and a mainline railway station to London Waterloo (2 hours 40 minutes).

About 10 miles away and on the trainline is the coastal resort of Weymouth with access to the marina, old harbour, Chesil Beach and the Jurassic coastline a UNESCO World Heritage Site.
