Description

Orchard View is situated in the heart of Stretton-on-Fosse. This beautifully presented detached house provides charming accommodation over two floors. Upon entering the property, a door on the left leads to a well-proportioned sitting room with an impressive inglenook fireplace housing a wood burning stove. French doors lead out to the garden terrace. Returning to the entrance hall you will find a cloakroom. A door to the right opens to a very well-appointed kitchen fitted with an excellent range of cabinets. A thumb latch door leads to the stairs which rises to a long landing. There are three excellent bedrooms and a bathroom with separate shower cubicle.

The low maintenance private garden is fully enclosed and lies to two sides of the property. A pedestrian gate leads to a gravel area which runs along the main elevation. The lawn is raised and well-maintained. To one side is a paved terrace on two levels which is perfect for al fresco dining. A timber shed sits at the rear of the garden.

Location

Stretton-On-Fosse is situated on the edge of the North Cotswold Hills in an extremely attractive area of countryside along the Warwickshire/Gloucestershire border. The village lies off to the west of the Roman Fosseway (A429) and is therefore located away from through traffic. It enjoys an historic village church and Inn, The Plough, whilst the two neighbouring towns of Shipston-on Stour-and Moreton-in-Marsh are both about four miles away offering a wide range of amenities including good schools, banks, and speciality shops. From Moreton-in-Marsh there is also a mainline rail service to Worcester and London Paddington. The Kitebrook Preparatory School for 3-13 year-olds is about six miles. The award-winning Daylesford Farm Shop is about eight miles away and Soho Farmhouse Members’ Club is about 18 miles.

The important surrounding centres of Stratford-upon-Avon (7 miles) and Cheltenham (26 miles) provide further cultural and recreational facilities, together with excellent independent and state schools.

For those interested in country pursuits the general area provides excellent riding and walking within countryside designated as an Area of Outstanding Natural Beauty. There are excellent sporting opportunities in the region, including golf at nearby Broadway with further courses at Naunton Downs, Stratford-upon-Avon and Lyneham. National Hunt Racing at Cheltenham, Stratford-upon-Avon and Warwick and polo at Cirencester. Other sporting venues include Premiership Rugby at Worcester and Gloucester and County Cricket at Worcester.

The Cotswolds’ year is packed with events ranging from world famous international festivals like Cheltenham Literature Festival and Cheltenham Gold Cup Week to major musical events such as the Wilderness Festival and the Big Feastival, as well as a jam-packed events calendar featuring concerts, exhibitions, arts and literature festivals and theatrical productions.

Square Footage: 830 sq ft

Broadband availability and predicted speed: obtained from Ofcom on January 4, 2022

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 4, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on August 8, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
