Property description & features

  • Tenure: Freehold
A beautiful Grade II listed cottage quietly situated at the very end of a private coastal estate, boasting sea and countryside views, delightful gardens and just a short walk to the coast at West Bay.

THE PROPERTY
Originally three cottages dating back to the 18th century of part stone, brick and rendered elevations under a newly thatched roof, Cliff Cottage sits in an enviable position perched above West Cliff, overlooking the town and surrounding countryside, with a great view to the sea from the principal bedroom. Undoubtedly a major feature of this property is that it has direct access from a garden gate to the cliff path leading to the beach at West Bay, making for a great morning or afternoon escape.
Having been the subject of much improvement in recent years, the cottage still retains a wealth of character and charm with pretty window seats, period fireplaces and flag stone flooring to name but a few, but in addition boasts very versatile accommodation arranged over two storeys, with plenty of room to spread out.
The real surprise however upon entering the house, is the double height living room with Romeo balcony/galleried landing above. This is a most unexpected and unique feature of the property that allows the room to flood with natural light and gives a real sense of space and grandeur. This room with its central fireplace and woodburning stove is the centre point of the main house, and connects to two further rooms, one being a cosy snug, and further on to a beautiful room with a pretty bay window overlooking the garden.
To the other side, there is a perfectly proportioned dining room and a kitchen/breakfast room, with flag stone flooring, a range of fitted shaker style base units, with integrated dishwasher and freezer, Belfast sink, and an 8 ring Rangemaster oven. There is plenty of space for free standing furniture and a breakfast table to gather around, not to mention further room to sit in the pretty window seat looking out onto the cottage garden.
The north east side of the cottage on the ground floor comprises of the more practical areas, including a boot room/utility, along with a very useful self-contained annexe ideal for a growing family or indeed an additional income stream. This space has its own entrance into a room with kitchenette, a small sitting room, shower room and bedroom, complete with a woodburning stove.
There are two staircases arriving at a landing to the western end of the cottage, with two double bedrooms and a family bathroom. A door opens to reveal a galleried landing area looking down into the living room and separates the principal bedroom suite at the other end, offering a great deal of privacy. This bedroom is of very generous proportions and has wonderful sea and countryside views. It also benefits from a bathroom with separate shower.

OUTSIDE
The cottage is accessed via the private estate road, leading to a private track to just two other properties and neighbouring farmland. A gravelled driveway sweeps around to the left towards the cottage, dividing the main lawned areas and the cottage garden surrounding the house, arriving at parking for several cars.
The gardens at Cliff Cottage are a true delight and have been landscaped to offer a great deal of privacy from neighbouring properties. A pretty cottage garden surrounds the house, offering a riot of scent and colour for all year-round interest with a gate leading out from the southwest boundary to the cliff path taking you to the beach.
There is a generous lawned area to the north west, which benefits from a mature tree and hedge lined boundary, with an open aspect to the northeast overlooking neighbouring farmland and the countryside beyond.
There is also an outbuilding housing a shower room and WC, which is very handy, for sandy toes and muddy paws.
All in all, this will make the most fabulous primary or secondary residence in this much-loved coastal location.

LOCATION
The Dorset coast is a world heritage site and West Bay is a popular and sought-after fishing village with a pretty harbour, a variety of interesting shops, pubs and restaurants as well as being the coastal location for the popular television series 'Broadchurch'. Burton Bradstock, home of the popular Hive Beach Café and Seaside Boarding House, the cliff top creation of the former Groucho Club owner, is just a short drive from the property.
West Bay is just under 2 miles south of the handsome Georgian market town of Bridport with its excellent variety of shops, schools and restaurants and supermarkets including Waitrose, Morrisons and Co-op and a particularly popular twice weekly street market.
The county town of Dorchester is 16 miles to the east and has a further range of facilities including a main line railway station to London Waterloo.
