Thoughtfully designed, with a modern Scandi-style palette of colours and materials, polished concrete floors and clever custom cabinetry, this bright, light-filled apartment occupies a fantastic location just a stone’s throw from the extensive travel links, shopping and entertainment opportunities, and the open green spaces of Stratford’s Olympic Park and Westfield.

Enter the well-kept brick apartment block from the street and take the communal staircase to the second floor and the private front door. Once inside, the tactile polished concrete floor flows through the hallway into the open-plan dual-aspect living room, dining area and kitchen.

With fresh white walls – seen throughout the apartment – the living room is lit by an almost full-height wide window with a frosted lower pane for privacy. It also features a modern radiator and an antique bronze feature pendant light with a fabric cord, swagged to hang over the dining area.

The apartment’s versatile design integrates custom-made sliding and pocket doors throughout, with a pair between the cooking and living space, allowing the two rooms to be separate or open-plan – ideal for entertaining.

In the kitchen, the grey walls mirror the polished concrete floor, while a blonde solid wood worktop offsets minimalist charcoal matte handless units and marble metro tiles laid in a herringbone formation to the splashback.

The oven, four-ring gas hob, and overhead extractor with exposed ducting are by Moffat, and there’s an integrated dishwasher, fridge-freezer and washer dryer. The discreetly boxed-in boiler is also housed here.

Designed with keen cooks in mind, Vitsoe industrial-style steel open shelving lines the walls, providing plenty of storage for easy access and display. The steel is echoed in the brushed chrome sockets and switches, and the steel one-and-a-half bowl sink with chrome mixer tap, which sits beneath the casement window.

Returning to the hallway, you’ll find the shower room adjacent to the living space. Grey marble-effect tiles line the walls and floor for a cohesive feel, while the suite includes a wall-hung basin with chrome mixer tap, a concealed cistern loo with chrome flush plate, and a rainfall shower with a bifold glass door and a separate handheld attachment. There’s also a white contemporary towel rail radiator, while two integrated wall mirrors bounce light around the space.

The considered design details continue in the primary bedroom, accessed via another sliding door, where two bespoke full-height double wardrobes frame the entrance to the room, providing ample storage. Decorated in white, the scheme is warmed by stylish sisal flooring underfoot. Besides this, you’ll find a long modern radiator beneath the wide double-glazed window and a pendant fitting with monochrome fabric flex.

The white walls and sisal flooring repeat in the second bedroom. Currently configured as a bright home office, it could easily work as a nursery or guest room. Here, a wall of minimalist custom built-in storage, with push-click opening mechanisms, gives a sleek, integrated look. Utility meters are cleverly built into the storage here too. There’s also a radiator, pendant fitting and casement window with white bespoke roller blind.

A NOTE FROM THE OWNERS

‘This flat has always felt like a calm nest – a spacious, modern, safe escape from the bustle of the city, in a new and exciting location that feels like a growing village, so close to green spaces and well-connected to all parts of London. We particularly like the living room, as it’s so bright and airy, and the sliding doors into the kitchen make it a very flexible space to entertain in. It’s also wonderfully cosy in the winter, and we’ve found the second bedroom a great space to work from home.’

IN THE NEIGHBOURHOOD

One of the best-connected locations in London, the apartment is just a 12-minute walk from Maryland Crossrail station or 14 minutes from Stratford’s major interchange, where you can choose between the Underground, Overground, DLR and the new Crossrail link, racing you to Liverpool Street in 7 minutes, Bond Street (14 mins) and Heathrow Airport (around 45 minutes). Or, with Stratford International station just 8 minutes’ walk away, you can whizz to Kings Cross St Pancras in 6 minutes or the beautiful Kent coast in around an hour.

The Queen Elizabeth Olympic Park, with its fabulous open green spaces, is just a 10-minute stroll and offers myriad options for running, walking, swimming and outdoor pursuits. The entire development around the park is on the rise, with a new cultural hub, East Bank, soon to include world-class experiences, including Sadler’s Wells East Theatre, UAL’s London College of Fashion and the V&A East Museum.

You’re spoilt for choice with retail therapy at Westfield (10 minutes away), as well as foodie delights in the East Village (5 mins) and Hackney Wick. For great brunch, fresh bread and coffee, visit Hand or Signorelli’s; Gotto for delicious Italian fare; Fish House for hearty fish and chips; and Randy’s Wing Bar for chicken.

The current owners also recommend drinks at Tina, We Salute You, Mother Kelly’s or walking up to the Leyton Star Pub, as well as enjoying great pizza from Santi in the village and ice cream from La Gelateria.

The area is also well-served for nurseries and schools, with Colegrave Primary School and Chobham Academy (both rated ‘Outstanding’ by Ofsted), Maryland Primary School (rated ‘Good’), and the new, purpose-built N Family Club Nursery.

Eeleven is a design-conscious estate agent for design-conscious people. We specialise in Victorian and Edwardian homes with contemporary interiors and traditional character in Leytonstone, Leyton, Forest Gate and Wanstead.  Our creative approach to marketing your home offers you an elevated alternative to the standard model of estate agency, from professional copywriting, to magazine-style photography and a personal love of period details and modern materials. The care and devotion that people display towards their Victorian or Edwardian homes is a complete inspiration to us, and is the reason why Eeleven exists.  We've had a longstanding love affair with these remarkable and versatile properties — from the architecture outside, to the detail within, and the versatility of the design — but it's the imagination of people who make one their project that really stirs our soul. Whether it's a painstaking restoration that pushes the original character front and centre; a creative modernisation that blends reclaimed materials with contemporary finishes; or a complete remodel that redefines the roles of rooms and entire layouts: Victorian and Edwardian homes have ridden the waves of changing design trends and evolving lifestyles while never going out of fashion! Our founder, Vince Laurella, started his estate agency career in Leytonstone in 1999. Since then he's helped thousands of people to realise the most from their Victorian and Edwardian properties: from the maisonettes off Francis Road and the terraces of the ladder in Forest Gate, to the broad tree-lined avenues of Upper Leytonstone and the prized collection of streets that go to make up Bushwood. And so, in 2016, he created Eeleven, a specialist estate agency for the very best period property in the neighbourhood, built on design-conscious marketing, deep local insight and a really good customer experience. Whether you are selling, letting or refurbishing a Victorian or Edwardian home in Leytonstone, Leyton, Forest Gate or Wanstead, we're here to help you achieve the best possible price through a unique, intelligent and thoughtful approach.
