SITUATION
The village of Stoke Albany lies on the borders of Northamptonshire and Leicestershire and offers a public house with restaurant and a children’s playground, whilst the nearby village of Wilbarston provides further amenities including a post office, shop and school.

Communications in the area are excellent, particularly the market town of Market Harborough which is in easy reach and has an array of shopping facilities, whilst the city of Leicester lying to the north provides a more extensive range of commercial, shopping and accommodation options.

The A14 dual carriageway, set some 5 miles to the south, provides road access both east and west, while the A47 trunk road to the north connects the cities of Leicester and Peterborough. A main line rail service is available from both Market Harborough and Kettering and both connect with London St Pancras in approximately one hour.

Recreational facilities in the area are excellent with Rutland Water set to the north between Uppingham and Oakham, providing sailing and fishing with scenic walks and the Rutland Water cycle route. Education options nearby are renowned, with primary schooling available in Wilbarston, preparatory available at Spratton Hall, Maidwell and Stoneygate and secondary at Oakham, Uppingham, Oundle and Leicester Grammar.

THE PROPERTY
Set within the picturesque village of Stoke Albany, the Grade II* listed Manor House creates a striking presence with mature walled boundaries, an attractive ironstone and limestone principal house, under a Collyweston roof, and grounds that extend to approximately 9.7 acres.

Dating to the 15th century, and with a date-stone of 1682, the house retains historic character and charm, with leaded diamond paned mullioned windows, the De Roos family shield above the entrance door, reception rooms with high ceilings and moulded spine beams, and a 17th century wood dog-leg staircase rising from the ground floor to the second floor.

Having been owned and occupied by the same family for several decades, the house is in need of a new lease of life, with refurbishment required throughout to bring the accommodation up to modern standards, to create what will be an excellent village retreat for the discerning purchaser.

The ground floor accommodation is spacious yet comfortable, comprising drawing room with high ceilings and stone open fireplace, a sitting room with chamfered arched beam to one end, a dining room with windows bringing in abundant light, and a study, which has large, diamond paned windows overlooking the frontage of the property. Additionally, there is a well-sized kitchen breakfast room, which opens into the boot room and onto gardens beyond.

To the first floor are three excellent bedrooms and two bathrooms, with an additional three bedrooms and a bathroom to the second floor.

THE GARDENS
Set principally to the south of the house are the part-walled, and very private, gardens, boasting pretty borders, a stone terrace, wide lawned areas, and adjacent, a vegetable plot with greenhouse and soft fruit bushes. To the far end of the garden is an orchard, with range of heritage fruiting trees, and a gate leading through to one of the paddocks.

THE OUTSIDE
The Manor House has extensive driveway parking, with open fronted garage bays, and a concrete circulation yard. There are a range of ancillary buildings, the equestrian setup, outbuildings and store rooms, which are described in greater detail below.

STABLE FLAT
A first-floor flat set over the stone-built stables, including a living / kitchen / dining room, en-suite shower-room with white suite, and a well-sized bedroom. The property has historically been let out on an assured-shorthold tenancy basis, although is now offered with vacant possession.

BARN FLAT
A first-floor flat set over the tack room and garaging. Offering four well-sized bedrooms, a bathroom, and a generous living / kitchen dining room. The kitchen has been updated in recent years, and the living space has lovely character, with exposed stone walls and beamed ceilings.

THE STUDIO
Detached from the principal house, the studio offers two workrooms, one that has been set up as a utility room, and the other being useful as an artist’s studio and craft room.

THE EQUESTRIAN FACILITIES
The Manor House is very well-equipped for equestrian pursuits, with 11 timber and steel stables set within the large Atcost barn, with a tack room and storage adjacent. Under Stable Flat there are additional stables, and nearby a concrete lean-to hay barn.

A manège horse exercising arena is set to the rear of the barns, with timber-fenced boundaries, and a strip rubber surface, with horse walker adjacent. Turn out paddocks are to the front and rear of the main house, and the main grass horse paddocks stretch down into the village towards Lower Road.
