* Vendor's comments:* "During my first visit to the flat, over two years ago, I was instantly drawn to the amount of natural light that floods into the property. The building is east-facing with high ceilings, characteristic of the period, and a large bay window in the bedroom with direct access to the garden. I wasn't so familiar with the area but noticed how quiet and peaceful the residential road is. It's the first property to get me onto the ladder and I feel lucky to have found it!
The flat itself hadn't been renovated since the 90's. Although the installation was well done, it was time for an upgrade! Over my time at the flat, I had installed a new kitchen, bathroom, flooring, rewiring the electrics and boiler service. During the process, I found a handwritten message from the original couple who I assume fitted the kitchen with the date and signature on the back of a cupboard. The roof of the building is newly restored, the works were completed a few months ago. This was arranged by the freeholder. There is also direct access from the flat to the communal gardens to the rear, nobody else hardly uses it but I most certainly made the most of it!
Shirley Hills Viewpoint is a 6-minute drive away, it has great views overlooking London and is a lovely area for nature walks. La Spezia delicatessen is within walking distance from the flat, it's a good option if you'd like to pick up coffee whilst having a nosy at the range of specialty foods and seasonal products. Selsdon is a 5-minute drive away and has a Sainsburys superstore and Aldi, which is always very handy!
South Croydon Rail Station is a 6 minute walk, with connections to London Bridge, St Pancras and Bedford. East Croydon Rail Station is a 25-minute walk or short bus away with fast trains direct to Victoria Rail Station and it takes approximately 35 minutes to get to Gatwick Airport. Lloyd Park Tram Stop is also a 16 minute walk so you truly are spoilt for transport links.
I am selling because I have relocated for work and I would now like to buy in that area. I moved out of the property over a year ago and I have had a tenant in there for a year and I found this tenant really quickly".

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on December 16, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 22, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on March 20, 2014 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
