It’s got the busy Croydon feel but, being set back from the road on a secure gated development, it’s surprisingly peaceful and quiet. The three houses and seven flats on the gated development have formed an amazing community – everyone knows each other, looks out for each other, and takes in parcels, etc.

Our private courtyard is a real sheltered suntrap, but we also love the big communal grassy area, ideal for relaxing or playing on, or hosting slightly bigger parties and barbecues.

Plus the bus stop right opposite the door makes it easy to get to Central London, with the 450 direct to either Thornton Heath or West Croydon train stations, and then a quick tram ride gets you on the East Croydon Thameslink.

When we bought, it was a very rare find of a new-build, freehold house, and inside, while we love the open-plan layout, still having an upstairs makes it our private space. The beautiful spiral staircase must also be the best feature, and always gets a comment from visiting friends and family.

Finally, the solar panels are a nice green touch, as well as the all-electric heating and double glazing.

We absolutely love this house and wish we could keep it, but as we move it’s time to pass it on to someone new to love".
