Heading downstairs, to the left of the stairs is the utility room. This houses the washing machine and tumble drier, and plenty space to keep laundry out of sight!

Next to this is the bathroom, or should we say, salle de bain? It certainly has that feel. A large bathroom space which could double up as your dressing room! There is a large cast-iron Victorian bath with hand held shower over, WC and sink. Additional storage space for storing towels and bathroom necessities.

Next to this bathroom is the Master Bedroom. Very peacefully situated at lower ground level, this room feels very zen. Plenty of storage for clothes, and a privacy screen, this is an incredibly spacious room.

Lastly there is another bathroom downstairs next to the bedroom, with shower cubicle, sink and WC.

Please note that one bedroom on the lower level and two cupboards will be locked to store the owners belongings.

There are excellent bus services to the City Centre and the New Town.

Leamington Terrace is situated in Bruntsfield, with the property being a 2-3 minute walk from Bruntsfield Links. Walking through this park and across the road is also the Meadows - two of the largest green areas in Edinburgh, beautiful to admire and stroll through throughout the year.
