3 bedroom detached house
Key information
Property description & features
- Tenure: Freehold
Set within grounds of approximately 0.3 acres, with far reaching downland views, this charming Grade II listed cottage is positioned within an elevated position in the centre of East Dean village.
With brick and flint elevations and a wealth of period features throughout, the property is arranged over two floors.
Upon entering, there is good sized entrance hall which opens through to a lovely kitchen/breakfast room with a feature Aga. Beyond there is a dining room with a charming Inglenook fireplace. Within the northern arm of the property there is a triple aspect sitting room with a wood burner and double doors opening onto a patio. Completing the ground floor there is a useful study and a cloakroom.
Upstairs are three bedrooms (one en suite) and an attractive generously proportioned family bathroom. The outbuildings are a particular feature. These comprise a substantial and detached oak framed triple garage barn incorporating a first floor studio room.
To the side of the garage barn there is a further detached studio office, in our opinion ideal for home working. Behind the outbuildings and main cottage lies the principal garden, which provides lovely views towards the south downs in all directions. To the rear of the garden there is a garden store and a dog kennel.
A further sloped garden to the front of the cottage is bordered by an attractive picket fence and gate, opening onto a grass pathway leading to the adjacent church.
The cottage is approached via a gated gravel driveway which provides ample parking for a number of vehicles.
The property occupies a charming, elevated position in the heart of the highly regarded South Downs village of East Dean, some 7 miles to the north of Chichester, close to Goodwood and with far-reaching country views over the Goodwood estate. The village has an excellent public house (Star & Garter), well known for good food and hospitality and Singleton to the west has a primary school, as well as being home to the Weald and Downland Museum. A further popular primary school, along with local shopping facilities, may be found at West Dean.
The Cathedral city of Chichester offers an excellent range of shopping and cultural amenities, including the renowned Festival Theatre, galleries, museums and restaurants. A mainline railway station at Chichester offers services to London (Victoria and Gatwick), whilst Haslemere to the north provides a faster service to London (Waterloo). Leisure pursuits within the area include polo from Cowdray Park, horse racing and the annual Festival of Speed and Revival Meetings at Goodwood, golf and tennis. Sailing may be enjoyed from the many centres around Chichester Harbour and both kite and windsurfing from the well-known beaches at West Wittering.

Broadband availability and predicted speed: obtained from Ofcom on April 29, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on April 29, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
