THE PROPERTY
Approached by a private drive and commanding a fantastic, elevated position, Franconia is a superb chalet style bungalow constructed in the 1960's of brick under a pitched roof.
On first entering the property there is a real sense of charm, space and light with very well-presented yet flexible accommodation with the principal rooms on one floor.
The main reception/sitting room is quite simply "as good as it gets" with doors leading out to a large roof terrace, ideal for entertaining or alfresco dining. Like many rooms in the house the views are quite superb and sitting on the terrace you can even pick an apple from one of the many established apple trees in the delightful garden.
The family kitchen is worth a special mention with a number of bespoke wall and base units and a four door AGA (cream) with a good-sized dining room and a large utility room.
There are four bedrooms including the main bedroom having an en suite bathroom and one family bathroom. On the lower ground floor is a fabulous self-contained one-bedroom annexe with a large bedroom and shower room and the double doors leading out to a decked terrace and BBQ area.
The large garden (just under an acre) is an absolute delight and has been lovingly nurtured and established over the years with a large lawned area with several apple trees, specimen trees and well stocked borders. The garden perfectly wraps around the house with open pastures to one side. There are two sheds and a greenhouse, ample parking, and a double garage.
All in all, this is a truly fantastic property in an idyllic yet very convenient location.
LOCATION
Osmington Mills is a pretty coastal hamlet just over 5 miles
east of Weymouth with a superb beach and renowned country pub, The Smugglers Inn. John Constable spent his
honeymoon in Osmington in 1816 during which time he
completed his painting of Weymouth Bay which now hangs in
the National Gallery. Carved into the chalk hillside nearby is a
figure of George III on horseback, cut to commemorate the
Royal visits to Weymouth.
Weymouth itself is famous for its award-winning golden sandy beach flanked by the Regency buildings of The Esplanade, and its historic working harbour lined with fashionable boutique restaurants and bars. There is a good range of independent and high street shopping, and several supermarkets. Weymouth's mainline railway station provides links to Bournemouth, Southampton and London Waterloo. Close at hand is the historic county town of Dorchester which caters for all tastes; of particular note is the Conran-designed development at Brewery Square with its cinema, bars, restaurants and leading shops. There is a Waitrose and Tesco in for everyday shopping and two railway stations with regular services to London Waterloo and Bristol. Dorchester County Hospital is also within easy distance.

Broadband availability and predicted speed: obtained from Ofcom on September 6, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on September 6, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on August 17, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
