An architecturally designed converted barn with a wonderful open plan living space, three bedrooms, parking and garden.

Description

Individually designed, Quay Gardens Barn has been converted into a wonderfully light and spacious home with a fantastic open plan living space. The front door opens into a double height space with a “bridge” landing above, creating a great sense of space. The kitchen itself has a wide range of base and draw units with integrated appliances with a white gloss finish. There is ample space for a dining table and seating area which is perfect for entertaining or family life. Further accommodation on the ground floor includes a double bedroom and cloakroom.

On the first floor, the impressive landing leads to a doubled bedroom with en suite shower room and a further bedroom which is currently used as an office. There are exposed beams on the first floor which is a reminder of the former use of the building.

Outside, there is a pretty garden and patio area directly outside the property with a hedgerow as a boundary. Importantly, for Topsham there is parking for two cars and an outside store which also has plumbing for white goods..

Location

Topsham has been a port since the 13th Century and the tidal estuary of the Exe is not only famous for sailing and boating but also as a natural haven for birds and wildlife with a number of RSPB nature reserves and bird hides nearby. The famous Strand is about 0.5miles from the town which offers an excellent range of amenities, including independent shops, pubs and restaurants, a school, outdoor swimming pool and a bowling and sailing club; all the necessities for a thriving local community.

There is also train station, providing regular trains into Exeter Central, Exeter St David’s Stations and down to Exmouth. The cathedral city of Exeter is within approximately five miles and offers a wide range of state and independent schools, shopping and leisure facilities, together with good communication links, including a main line rail link to London Paddington, London Waterloo and Exmouth, access to the M5 Motorway and Exeter International Airport. The surrounding area provides ample opportunity for leisure activities, including Darts Farm on the outskirts of Topsham, superb cycle tracks and The Exeter Golf and Country Club, all within a five minute drive.

Square Footage: 1,116 sq ft

Broadband availability and predicted speed: obtained from Ofcom on January 5, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 5, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on September 4, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
