Description

Flat 3, 193 South Street is a "double upper" flat forming the first and second floors of a block of four flats built in 1997. The building is built of roughcast brick under a pitched, tiled roof. Flat 3 has a shared entrance with stairs leading up to a landing on the first floor.

The front door opens into an L shaped corridor with a coat cupboard, recently refitted, fully tiled WC and deep under stair cupboard off.

The kitchen faces west and has two windows. It has fitted floor and wall cupboards with a sink, Electrolux cooker, Siemens dishwasher, Bendix washing machine and free standing fridge freezer.

The living room is dual aspect with views over rooftops to the countryside to the south. It is fully 23 ft deep with a separate sitting and dining area. Also on this floor is Bedroom 3.

Stairs lead up to a landing on the first floor where there are two bedrooms and a shower room. The principal bedroom has a dormer window which takes best advantage of the outlook. The shower room has recently been refitted.

Outside and Garage

The courtyards and access drive are shared with the other proprietors. The garage faces into the courtyard and has a side door and use space for storage in addition to space to park a car.

Location

193 South Street is a block of flats built in a courtyard behind South Street. It is backed by the garages and parking spaces off Alexander Court.

The setting could not be more central, with the West Port being only 100 yards away. It is amidst all the restaurants and bars in central St Andrews, but set back off the street away from the noise. It is well placed both for the University with the Student Union being one block away and the golf courses. The first tee of the Old Course is about 500 yards away.

St Andrews is renowned worldwide as the Home of Golf. There are now seven golf courses under the management of the St Andrews Links Trust, including the world famous Old Course which played host the 150th Open Championship in 2022. There are many other golf courses nearby including The Duke’s Course, two courses at Fairmont St Andrews, Kingsbarns and Dumbarnie.

St Andrews is well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has an excellent range of independent stores, hotels, restaurants and cultural facilities which include a cinema and the Byre Theatre.

Leuchars railway station is on the main Aberdeen to London line and provides a link to Edinburgh and a sleeper service to London. Dundee Airport offers flights to London Stansted City, and Edinburgh Airport is only 50 miles away.

Broadband availability and predicted speed: obtained from Ofcom on April 29, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on April 29, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on August 22, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
