Beautiful and bright two double bedroom first floor conversion apartment of 754 square feet, within a large bay-fronted Victorian semi, with a Freehold-share and a large (east-facing) shared garden and side access. Chain free.

Find the delightful pad in a leafy and particularly quiet residential spot, within Brockley Conservation Area - just a one minute walk from Hilly Fields park, 10 minutes from St Johns Station, and 14 from Brockley Station. Parking is currently unrestricted on this and neighbouring streets.

The flat boasts impressive scale as well as verdant vistas, and delivers many welcome period and aesthetically-pleasing features. These include high ceilings, tall sash windows, original floor boards and doors, and a couple of fireplaces as well.

The deep front garden has enjoyed a recent and thorough makeover (2023). There’s a generous shared hall from the main front door, then your own front door is on the first floor. From your hall, the property’s (windowed) bathroom is set to your immediate left. A simple white suite features here, plus over-bath shower. There’s a handy hall cupboard just by the bathroom door. Fab for towels etc.

Your first double bedroom is opposite the front door. It’s over 12 feet by nearly 9 feet, with a built-in alcove closet, and sash window to garden views.

Next door is the massive master bedroom - also set to the the rear of the building. The room’s fireplace has a marble surround, and you’ve got a pair of custom-made ceiling-high closets (to the alcove closest to the windows).

Keeping on the oversized theme… adjacent is your large reception room (of over 17 feet by over 14 feet). There’s plenty of space for zoning seating and dining areas; in front of the bay window is the obvious spot for casual through to formal dining. Built-in alcove shelving and storage features to both alcoves, either side of the handsome fireplace.

The neat kitchen (of over 7 feet each way) is accessed off the reception room, with sash window. You have timeless white fitted wall and base units, teamed with wooden counters.

What’s around? Hilly Fields is a delightful public green space with sports courts, playground, cute cafe, and even a stone circle! Its summit stands 175 feet above sea level - offering incredible panoramic views. Other local parks include Ladywell Fields and the Telegraph Hill hillside ones, plus Brockley and Ladywell Cemetery.

Brockley Market (a fabulous foodie one which runs on Saturdays 10am-2pm) is but a seven minute walk from your door. The Talbot pub is a nice local with fairly new management and a strong garden. Middleton Deli is a good tip for fantastic coffee, pastries and brunches.

We’ve mentioned your two closest stations. It’s also an easy walk to New Cross, Lewisham, Deptford DLR and Ladywell stations. You’re well-placed for buses as well - with Lewisham Way at the foot of the street.

Brockley has strong independent restaurants such as The Orchard and L'Oculto and cool bars: Brickfields and Joyce, and you’ve got Brockley Brewery of course if tap room is more your style.

The Deptford High Street area - including Deptford Market Yard - is very trendy these days, with bars, night spots, cafes, restaurants and breweries. We particularly rate Salt, Marcella, Isla Ray’s, Stockton and Villages. Deli X is great for fresh loaves, coffee and suchlike.

Central New Cross is close, with contemporary art gallery (Goldsmiths CCA) within the Goldsmiths campus, plus a good variety of pubs; we like The Amersham Arms there opposite NX Station, and Fat Walrus. Meze Mangal (further down Lewisham Way) serves up good value Turkish fayre. Central Lewisham’s handy for mall shopping and markets.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
