DESCRIPTION
The subject land lies in a convenient location a short distance north of the popular village of Hemyock. Hemyock has the benefit of a number of amenities, including village shops, doctor’s surgery, pubs and primary school.

The land is accessed by a principally un-metalled single track lane which adjoins the public highway (Coombe Hill) some 0.2 miles to the west. It comprises two enclosures of pasture and amenity land, each with separate points of access to the adjoining track. The larger of the two enclosures extends to around 5.66 acres (2.29 hectares) and comprises of gently sloping productive pasture. To the south, the smaller approx. 1.21 acre (0.49 hectare) enclosure is somewhat overgrown with weeds, gorse and other vegetation. The existing point of access between the two enclosures is similarly overgrown at present. There is a natural spring on the land - N.B. the reliability of any such natural supply cannot be guaranteed.

The boundaries are predominantly comprised of traditional bank and hedgerows, with mature boundary trees.

In total, the land extends to about 6.87 acres as edged red for identification purposes on the attached site plan.
