Description

This magnificent south facing building was constructed by the present owners in the mid 1990's, offering a spacious and versatile layout, with accommodation extending to about 5,436 sq ft. The building has been designed to take full advantage of its position and views, with floor to ceiling windows in all of the principal rooms on the ground floor and each of the first floor bedrooms offering far-reaching estuary views.

The adaptable layout currently offers a self-contained annexe in the east wing and a commercial business suite in the west wing, comprising of a reception area, two treatment rooms and a cloakroom. Each of these wings could easily be incorporated back into the main house, if required, or adapted further, subject to the necessary consents. In addition, there is planning permission to create a detached annexe within the grounds. Further details can be obtained from the agents.

In the main house, there is an impressive reception hall with bifurcated staircase leading to the galleried first floor landing above. There is a study to the right, which leads through to the business suite, which also has its own independent access. The magnificent sitting room has a feature fireplace by Dominique Lambert. Full height windows with French doors open onto the south facing terrace and verandah, whilst a pair of doors flow into the dining room, a wonderful entertaining space, also with French doors to the terrace and verandah.

The kitchen is fitted with an extensive range of integral appliances, suited to entertaining on a large scale, and there is a breakfast seating area with French doors to a terrace and garden. A rear hallway with WC, storage cupboards, pantry, treatment room and utility room also provided access to the self-contained annexe, with one bedroom, a bathroom, kitchenette and living room.

On the first floor, the bright and spacious galleried landing, with airing cupboard, has four double bedrooms off, including a principal suite with en suite bathroom and dressing room. There are two guest bedroom suites, a further bedroom and shared bathroom.

Outside, the property is approached via a shared private drive, off Rydon Gardens. A pair of gates leads to a substantial gravelled driveway with turning circle providing parking for numerous vehicles in front of the pillared entrance porch. The formal gardens are immaculately maintained, offering a mix of formal lawned areas stretching down to the Estuary, paved terraces and a copse of woodland.

Many established trees and shrubs line the boundaries and there is a substantial kitchen garden to the west of the house. the land runs to the south and west of the house, extending to over 10 acres.
