A beautiful, traditional detached stone Cornish cottage set in the heart of the popular and historic Lizard Village. 2 Bedrooms, Attic/Hobby Room, Kitchen/ Dining Room, Lounge, Utility Room, Family Bathroom, and Family Shower Room. and BBQ Summer House. Garden, and Parking. EPC G

Situation - The Lizard Peninsula is the most southerly point of mainland Britain, jutting out into the sea where the Atlantic Ocean and English Channel meet. An Area of Outstanding Natural Beauty, The Lizard is characterised by magnificent sandy beaches, towering cliffs and pretty fishing villages boasting some of the most scenic coastline in the country. Lizard Village itself has a vibrant community and provides a range of local amenities with wider facilities available in the town of Helston, some 12 miles distant.

Lizard Point, with its lighthouse is around half a mile and the coastal footpath can be followed to the east or west. Eastward, the path passes the lighthouse and the Lloyds Signal Station as it makes it way along the cliffs towards the fishing village of Cadgwith. Westward it passes Kynance Cove and there are splendid views over Mounts Bay towards Lands End as it heads for Mullion and Gunwalloe.

The Property - This picturesque, Cornish cottage offers surprisingly generous living space and although having been the subject of renovation and modernisation, still retains much of the charm and character that is to be expected in a traditional cottage.

The accommodation comprises in brief on the ground floor of a sitting room with stone fireplace, inset with a woodburning stove, open beamed ceiling and recessed windows to the front. The spacious full-depth kitchen/dining room is dual aspect, again with open beamed ceilings, tiled floor and handsome former fireplace inset with a range. Off the kitchen is a useful utility with rear access to the garden and well appointed family shower room.

On the first floor, the landing gives access to two bedrooms with the master having fitted wardrobes along with the family bathroom. A small adjustment could make one double bedroom into a master en-suite.

A further set of stairs rise to the vaulted attic room which could make an additional sleeping area or an ideal hobby room.

Outside - To the side of the property, the gardens are predominantly laid to lawn, with an additional area for entertaining. A real feature of the garden is the BBQ hut or sun room which can make this garden usable all year round.

A cobbled courtyard to the front currently offers off-road parking but would make a lovely additional courtyard entertaining space if required.

Services - Mains water, drainage and electricity.

Viewings - Strictly and only by prior appointment with Stags' Truro office on[use Contact Agent Button].

Directions - As you enter Lizard village you will pass the square's car park, Take the right-hand turn onto Penmenner Lane. Hollyhock Cottage can be seen on your left hand side
