Description

Burnbank dates from about 1850 and was originally the factor’s house for Kinpurnie Castle. The property was substantially extended in 1990 and has benefitted from further refurbishment in the last three years. Whilst the property has further potential for modernisation, it is now an extremely comfortable and appealing home with versatile accommodation that can be adapted to suit requirements. The front entrance leads into the oldest section of the house where there are two sitting rooms: one more formal room with an open fire and alongside it a cosier television room, both have south facing windows overlooking the back garden. In the newer part of the house a large sitting/dining room is a wonderful room for entertaining being next to the kitchen and with space for a long table. There is also an open fire in this room. The kitchen has been recently refitted with new worksurfaces. It has a gas fired AGA at its heart and is open to a conservatory which overlooks the back garden and provides a sunny and informal dining area with access to the garden. Beside the kitchen, practical rooms include a utility room, pantry, store room and boiler room. Behind the stairs is a WC. A covered entrance to the side of the property links Burnbank to a study/home office which is conveniently close but usefully separated from the main house.

On the first floor a split landing leads to a fabulous principal bedroom which has south facing picture windows overlooking the garden as well as a dressing room and en suite bathroom. A separate bathroom on this landing serves two double bedrooms on the second landing where there is also a double bedroom with en suite shower room.

Garden
The garden at Burnbank is a particular feature of the property and has been rejuvenated over the last couple years. A gated entrance from South Street opens to a tarmac driveway and parking at the front of the house. A weeping willow hangs over the Newtyle Burn which runs along the northern boundary of the property and beneath a small humpbacked bridge on the driveway. A gravelled parking area has been created at the top of the driveway which would be an ideal spot for a garage (subject to consents) or outbuildings. To the rear of the house is a neat and private garden enclosed by a stone wall and edged with colourful herbaceous borders. Beyond the garden are open fields.

Location

Burnbank is situated in the village of Newtyle, close to the boundary of Perthshire and Angus. Newtyle is in the heart of Strathmore, a fertile plain between the Sidlaw Hills and the Angus Glens to the north, which is known for its attractive scenery, productive farmland and for Glamis Castle, childhood home of the late Queen Mother. The village has a primary school, a butcher and a post office / store. Secondary schooling is available at Webster’s High School in Kirriemuir. Private schooling is available at The High School of Dundee (with a dedicated bus from Newtyle) as well as Strathallan and Kilgraston near Perth.

Whilst Burnbank is well located for local amenities, it is also ideally placed for enjoying rural activities. Local walks include a path up to the Kinpurnie Monument behind Burnbank and the nearby Angus Glens provide some of the best hill walking in eastern Scotland as well as skiing at Glenshee. There are three golf courses at Alyth, together with championship courses at Rosemount (Blairgowrie) Carnoustie and St Andrews. Fishing can be taken on the rivers Tay, Ericht and Isla.

Both Dundee (14 miles) and Perth (18 miles) provide all the services expected of major cities and have a range of cultural opportunities, including the new V&A Museum in Dundee and the Concert Hall in Perth.
All distances and travel times are approximate.

Amber: Two bars, may experience problems with connectivity
