This property is set on a quiet No-through-road and has been lovingly renovated and designed throughout.
The ground floor consists of a front living room featuring a large bay window and retains some beautiful original features. The rear reception has been opened onto the bespoke plywood and Formica kitchen, with slate worktops. This has created a wonderful light social space, perfect for entertaining.
The first floor comprises of three well-proportioned bedrooms. The Master bedroom features a bay window, giving fantastic natural light. All bedrooms have been characterfully decorated and the bathroom is also located upstairs to the front of the property.
To the rear of the property there is a unusually large garden, which is hard to find this close to the city centre. The garden offers lots of mature trees and foliage and also benefits from rear access.
Notes from the owners:
We have lived at 7 Edward Road for 17 years and loved every minute. We have gradually renovated it over that time and created a mature garden that is home to nesting birds despite being in a city.
The road is surprisingly quiet as although just off theA4 it is a dead end so the only cars accessing the road are residents. We have a residents parking scheme and we sit just outside the clean air zone.
We have Spark Evans Park at the end of our road on the edge of the river, Arnos vale Park in the other direction and of course the amazing Arnos Vale Victorian Cemetery where you can have a coffee in the cafe after exploring the network of trails. So there is plenty of green space on our doorstep.
There are regular buses from the main road into the centre or to Bath, but so much is also accessible by foot - Temple Meads train station (along the river path), the Showcase cinema, Sainsbury's and the vibrant Sandy Park Road. For evenings out you can walk to the Boca Bar or the events venue Propyard.
We will be sad to leave our home but are doing so to be able to have new adventures travelling and living in Exmoor.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on May 19, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on May 19, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on August 30, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
