The property has a spacious main entrance hall which could easily double as a sun room. The Roost also benefits from double glazed windows throughout, together with a replacement boiler in 2022.
The gardens are particularly secluded and private, and there is a public footpath close by which leads to Wellsfield. Easy access to the blue flag sandy beach at West Wittering and East Head can be found via Berry Barn Lane.
Elms Ride is a private cul-de-sac in the heart of the village and is within easy walking distance of the shopping facilities and local pub.
The award winning coastline of the Witterings provides many opportunities for swimming, windsurfing and kitesurfing. The village itself has a shop/post office and public house, whilst other shopping and banking facilities including butcher and fishmonger are found in nearby East Wittering. There is also the Harbour Way private health club just to the north of the village, providing indoor and outdoor swimming pools, tennis courts, squash courts, restaurant, bar and modern gym. The cathedral city of Chichester lies approximately 8 miles to the north and provides a comprehensive range of facilities, arranged partly within the old Roman walls. The arts are very well catered for as Chichester is home to the internationally renowned Festival Theatre, Minerva Theatre and Pallant House Gallery. Whilst sailing and windsurfing are the predominant pastimes in the immediate area, there is a wide choice of recreational activities. Glorious Goodwood provides many other facilities apart from its internationally known racecourse, including golf, country club and airfield. It is also home to the annual Festival of Speed and Revival meetings. There are exceptional walking, horse riding and mountain biking opportunities to be enjoyed in the South Downs National Park. The mainline station at Chichester provides a regular service to London Victoria in about 1 hour 35 minutes and to Gatwick in about 1 hour 10 minutes. An alternative, slightly faster rail service to London is also available from Havant in about 1 hour 20 minutes to London Waterloo.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on December 24, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 24, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on February 27, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
