Unless you already live locally, you won't have a clue where Heathfield is; even if you are local, you've probably driven by but never been there as it's a tiny collection of disparate houses, barely even a hamlet, based around various agricultural buildings including an equestrian centre. And it's not a manicured setting, giving it a more a traditional, rural feel. That really is where the allure of this place starts. Kestrel house is one of just eight converted very recently from an old hotel, to take advantage of an extraordinary position amongst fields. It has the advantage of the largest plot, with a garden several hundred feet long but also wide - something very unusual in a modern house, and marvellous for those with pets and children alike! Constructed from stone with a tiled roof, it has all the allure of a traditional house in an idyllic setting, with all the convenience afforded by a recent conversion to modern specifications, in a location that's superbly accessible to every amenity.

From the parking the quiet path leads up to an open porch beneath which is a modern part glazed door. Once inside the light and fresh feeling is instantly appealing. Pristine porcelain tiles cover the whole floor, and this extends round into all the other working areas of the downstairs. The hall is ample, generous even, for all the usual knick-knacks of coats, shoes, and all the other stuff not welcome in the living spaces. At the far end, the downstairs cloakroom is tiled throughout for ease of use. And to the rear of the hall, those same tiles continue seamlessly through a double-width doorway with a pair of glazed doors, into a fantastic kitchen/day room. At the rear, you can instantly see past the dining area through the glazing at the rear to the terrace and beautiful gardens beyond.

Dining area gives way to kitchen on the right. This centres round a generous central island that is fully stocked with cupboards, drawers, even a wine fridge and wine rack. And underneath it is a breakfast bar. As expected of a modern kitchen, it's stylish and functional in equal measure, with masses of storage in addition to which a pair of ovens, dishwasher, fridge/freezer etc provide all the conveniences. In addition, the utility room houses the items you don't want to clutter the kitchen, namely the hot water tank and boiler, washing machine, etc. Next to the utility is one of several shower rooms - a room combination that's ideal for wet dogs!

At the other end of the kitchen, a wide opening leads through to the living area. Generously glazed on both sides, with French windows and further glazed panels to the rear opening onto the garden, as in the kitchen, it's deliciously light at all times. It's also an unusually generous size and almost square, which allows for easy placement of a lot of furnishing without cluttering the room.

Turn to the upstairs, the detailing is well executed and thoughtfully planned. Safety glass has been fitted in place of balustrades under the stair rails, maximising the light. And at the top, the view through the landing window dead ahead is once more straight out over the fields. Heading left, the first of four bedrooms is a great double, currently used as a child's bedroom for which it is more than ample. Next door, a further double looks back out onto the development, an appealing view as the buildings are attractive. The room is very neutral and a good size, easy to furnish, and the ensuite serving it is modern and stylish with a thermostatic shower.

Back to the landing, take a right. The corridor meanders past the family bathroom, and the airing cupboard, to the smallest of the bedrooms. Next to it is the star of the upstairs. The main suite has been designed to pamper. As you open the door on your left is an ensuite shower room, fitted in a similar style to that at the other end of the landing, opposite which is a large dressing room. It is perfect in this capacity, however, it could equally serve as a baby's room, or another study. The bedroom these two serve is wonderful. Roof eaves have been kept part exposed, a feature that gives it character more akin to a barn conversion. It's such a generous space that the largest of king-size beds is housed with so much room spare that there's ample space for sofas, easy chairs - or guitars as seen here! And once again, that view to the rear is breathtaking.

Looking to the outside, as this is the last house in the development, the path ends here hence there is no passing traffic of any type. This also means that the generous front lawn is an area the vendors use frequently, with a table and chairs placed to enjoy the sun. At the far end, a timber gate gives access to the side of the house with a path leading down to the rear garden past a large shed.

It's a rare and pleasant surprise to find such a fine garden with a modern house in this price bracket. A terrace runs the full width, hence the doors to living room and kitchen are rarely shut during the summer. Beyond, the lawn extends quite some distance, enclosed on all sides by close board fences. Trees and borders are all maturing nicely, giving the whole garden a soft and welcoming atmosphere. For family time or entertaining, there's little to touch it! At the rear, you'll notice a pedestrian gate. This opens onto a further piece of land behind the house that runs all the way round the neighbouring properties, leading into a private meadow, which is owned and exclusively for the use of the Meadow Walk residents. And behind it the land is equestrian, flanked by lovely mature trees.
