“Vendor Loves” When we first arrived in Clay Hill 27 Years ago little did we realise how perfect our family home would be. (Staying here for 27 years which is the longest we have lived in any property) Along with our children, grandchildren and various pets we have loved our time here. Camping out on the lawn, sleep over parties for the children in the loft. We have loved the many walks that are on our doorstep, Tuckers Park, Hilly Fields, Forty Hall and White Webbs, to name but a few. Forty Hall hosting many events from Jazz Evenings to Music Festivals as well as farmers markets. Throughout the summer Hillyfields has hosted music at the bandstand, perfect for a lazy Sunday afternoon with the children. We are also perfectly situated for Gordon Hill Railway Station which runs into Kings Cross just under a mile walk through Hilly fields park and we are just over a mile from Enfield Town Station which runs into Liverpool Street. Should you need the Underground that is a short drive away of just under 3 miles to Oakwood. Our local pub the Rose and Crown is a short walk away and was recently voted Enfield Pub of the year. With great food and again live music. We are really close to Crews Hill Station and all the nurseries where we have spent many an hour choosing plants for the gardens. But alas our children have now flown the nest and it is time for the two of us to downsize and reluctantly hand over to the next lucky family.

Atkinsons Residential was established in 1968 and is Enfield’s longest running estate agency practise. In 1997, it was bought from the Atkinson family by Alan Beesley. At the same time, Atkinsons introduced its residential letting and management wing called The Letting Line. There is no mandatory regulation of estate agents. The idea that 'anyone can become an estate agent' is not far from the truth. Atkinsons Residential and The Letting Line are NAEA & ARLA Propertymark estate agents, so you are guaranteed to be consulting with a professional agent who can give you up-to-date advice and guidance. We are also members of The Property Ombudsman (TPO) and operate under the Office of Fair Trading Approved Code. We understand that moving home is rated as one of the most stressful times you will encounter. That’s why we aim to relieve that stress by ‘holding your hand’ throughout the transaction. OnTheMarket may have applied supplementary data to this property listing, including:

Broadband availability and predicted speed: obtained from Ofcom on August 26, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on August 26, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on August 22, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
