Arranged over four floors, the versatile accommodation is spacious and bright throughout with all of the principal rooms benefitting from the wonderful river views over to Dartmouth and out to sea.

Little Ravenswell benefits from two entrances offering either a level access directly off Beacon Road into a wonderful entrance hall (entrance level) or via steps off Beacon Road into the kitchen area and living accommodation (ground floor).

The stunning living accommodation occupies the whole of the ground floor and offers the most wonderful vista onto the water. The bespoke Neptune kitchen is arranged around the central island and is integrated with a range of appliances including a Fisher and Paykel American-style fridge freezer, a dishwasher, a Rangemaster, a waste disposal and a Quooker boiling and sparkling water tap. Open plan to the sitting room and dining room, this is a wonderfully sociable space is clearly the heart of the home. Beautiful wooden floors with underfloor heating provide that luxury feel while the tulip wood ceilings and panelling give you a feeling of relaxing on a superyacht. Three sets of French doors lead to a fabulous, south facing decked terrace, a wonderful extension of the living space and the perfect spot to watch the boats go by. Adjacent to the kitchen is a walk-in pantry, a utility room / laundry and a cloakroom.
Beyond the kitchen, stairs lead to the lower ground floor which offers an abundance of storage as well as a wet room and garden room with bi-fold doors to another beautiful paved terrace. This is a wonderfully versatile space and benefits from a kitchenette with a sink and integrated fridge so is perfect for socializing on the terrace or could indeed be used as an additional sitting room or bedroom area.

From the sitting room, stairs rise to the first floor which offers a wonderful family room / snug as well as two, generous double bedrooms, both of which are en suite and one of which benefits from a covered south facing balcony and spectacular water views.

The entrance level is equally impressive and not only provides direct level access to Beacon Road but also offers a spectacular entrance hall with a cloakroom, storage and access to the integral garage with electric up and over door and EV charger.

Beyond the entrance hall is the stunning principal bedroom suite which is positioned to take full advantage of the wonderful views. The triple aspect windows flood the room with light and the south facing balcony offers a fabulous vantage point with views over the river to Dartmouth to the west and over to Dartmouth Castle and out to sea to the east. The en suite bathroom continues the luxury feel with a free standing bath and generous walk in shower.

As well as the principal suite, there is a further double bedroom on this floor with en suite shower room.

Gardens and Grounds
The position of Little Ravenswell on the banks of the River Dart is exquisite and the outside terracing really does take advantage of this. The views are spectacular both across the water to Dartmouth as well as over to Dartmouth Castle at the mouth of the river and out to sea.

Immediately outside the living accommodation is the decked terrace area which is the perfect spot for alfresco dining. Steps lead to the paved lower terrace which can also be accessed from the garden room and is bordered by a beautiful stone wall and careful planting. From this level, private steps lead directly to the water and there is a running mooring (subject to a DHA licence) attached to the sea wall. This level also offers gated access to the public steps off Beacon Road as well as an outdoor shower.
